The smell of saltwater freshens the air of New Dorp Beach, a waterfront community on the South Shore of Staten Island. The breeze from the Atlantic Ocean adds to the laid-back ambiance of this community, which is chock-full of restaurants, shops and beautiful natural spaces. David Bongiorno of Ben Bray Realty says the proximity to the beach is an apparent draw for residents. “It’s right on the shore, right on the beach,” he says, adding that convenient shopping centers and a vibrant dining scene round out the appeal.

Coastal cottages and a range of established housing
New Dorp Beach, which gets its name from the Dutch word for village, was first settled in the late 1600s, and housing still reflects the established feel of the enclave. “It’s an older neighborhood with old charm homes,” Bongiorno says, noting that cottages, colonials, bungalows and ranch-style homes are the most typical architecture. While most of the tree-lined streets feature single-family homes of tan, brick and white, the yellow and seafoam green exteriors scattered in between imbue the community with an unmistakably beachy feel. Coastal cottages comprise the lower end of housing, ranging from $300,000 to $600,000. Semi-detached homes with bungalow-style influences typically cost from the low $500,000s to the mid $800,000s, while detached single-family houses list between $850,000 and $1.7 million.

Sandy shores and recreational areas steps away from home
Naturally, proximity to the crashing waves of the Atlantic Ocean appeals to New Dorp Beach residents. Nearby shores include not only the namesake New Dorp Beach but also Midland Beach and Franklin D. Roosevelt Beach to the north, as well as Cedar Grove Beach and Oakwood Beach to the south. “The beaches all run along together,” Bongiorno says. FDR Beach is one of the island’s largest at 600 acres, and its boardwalk stretches 2.5 miles from Miller Field’s recreational area within the neighborhood to Fort Wadsworth. Apart from being steps away from the beachfront, residents are also drawn to the many parks in the area, Bongiorno says. A few pocket parks have playgrounds and open green spaces, but recreationists flock to Miller Field, which takes up a chunk of the neighborhood’s northern side. Once a United States Army Air Corps facility, the 187-acre recreational area features several athletic fields and courts, including basketball, soccer, bocce and cricket.

Plethora of shopping and a diverse dining scene
Convenient stores lie at the western end of the neighborhood, where two adjacent shopping centers house familiar retailers, eateries and grocery stores. The Boulevard is an outdoor shopping mall with Old Navy, Party Central and Marshall’s. The plaza also features a mix of casual fast-food spots and contemporary restaurants like Sea Bar and Flying Guillotine Bar & Grill. Tysens Park Shopping Center is another outdoor mall with a Stop & Shop grocery store and HomeGoods, among other stores. For local eats, residents head to New Dorp Lane District in neighboring New Dorp, where colorful awnings and shop facades line the street. A vibrant mix of shops and restaurants, from salons to cafes, create this shopping and dining district. Eateries range from casual pizzerias to contemporary watering holes and Italian staples like Brioso. Bongiorno says many newer and trendier restaurants line Richmond Road, but the area is saturated with popular eateries. “There are definitely many restaurants in the area,” he says.

Community events on New Dorp Lane
Locals can get a taste of these diverse restaurants during the annual New Dorp Restaurant Crawl, where hundreds of people flock to New Dorp Lane to try specialties and samples from local eateries and other vendors. The New Dorp Lane District also hosts other events fostering a close-knit community. Every fall, the New Dorp Car Show displays dozens of classic, vintage and antique cars alongside local vendors and live entertainment. Holiday gatherings include a Tree-Lighting event in the winter.

Students may attend P.S. 41 The Stephanie A. Verno School for kindergarten through fifth grade and then can continue to I.S. R002 George L. Egbert for middle school. Both schools maintain A-minus grades from Niche and earn high ratings for teachers and diversity. B-plus-rated New Dorp High School is a competitive community school known for its Math & Science Institute. The program — reserved for the highest achieving students — allows upperclassmen to take AP classes and narrow their focus to medical science or engineering. High schoolers may also attend the Staten Island Technical High School, a high-achieving institution focusing on a rigorous academic curriculum and earning an A-plus from Niche.

Getting in and around the island
Bongiorno emphasizes that New Dorp Beach’s location on Staten Island is more conducive to getting around since the neighborhood is off the first exit from the Staten Island Expressway. “You don’t have to stay on the expressway for a long time, which is helpful,” he says. “Transportation to and from work is less stressful than other areas on the island.” Commuters also rely on the many bus stops scattered throughout the neighborhood, and the Staten Island Railway stops at the New Dorp station.
