A south shore neighborhood with old Staten Island charm
South Beach is located just south of the Verrazzano-Narrows Bridge. Formerly known as “The Riviera of New York City,” South Beach was once home to the Happyland Amusement Park in the mid-1880s and Vaudeville, cabaret, dancing to brass bands and casinos. At the turn of the 19th century, South Beach was the first town travelers encountered on their way to seaside resorts. The 1960s was a landmark decade for the borough. When the Verrazzano-Narrows Bridge opened, urbanites fleeing squalid conditions in Brooklyn and Queens arrived in rural Staten Island. Their goal was to buy a house and claim a small piece of the suburban American dream. So too did Angela Leaver, a licensed broker at RE/MAX Edge and Staten Island local. “I moved from Bensonhurst just before I got married. I couldn't afford Brooklyn, so I bought a condo here. I am still here, and I can’t imagine ever leaving.”

All that nostalgia has given away to detached and semi-attached homes varying in architectural styles, from Colonial Revival, bungalow, Cape Cod, ranch and townhouses. According to Leaver, the median home price for South Beach is $765,000, but pricing does vary by typology. For example, a Colonial Revival-style 2010s single-family home with four bedrooms, a finished basement and an in-ground pool could list for $1.1 to $1.3 million. Similarly, a handsome brick-clad 1930s detached home with three bedrooms starts at $825,000. Meanwhile, a new 2023 multi-family semi-attached home with a private driveway and sizable back and front yards could fetch $1.3 million. Regardless of the asking price, most homes in South Beach are within walking distance of the beach; some even have beach and bridge views. Even though most residents own cars, the neighborhood is very walkable; it is typical to see people strolling along the streets and sidewalks. Leaver says South Beach is an ideal location for first-time buyers but has a downside — potential issues another superstorm may create. “Flooding is a drawback,” she explains. “Hurricane Sandy destroyed parts of the area. Housing can be cheaper, but flood insurance will be higher.”

Nearby connections via car and public transit, including Staten Island Ferry
South Beach locals have the luxury of living just under 4 miles from the Verrazzano-Narrows Bridge, which connects Brooklyn and Staten Island. It’s possible to complete the journey to greater New York City via Interstate 278 and the bridge in under 30 minutes. Additionally, the highway provides connections in the opposite direction to New Jersey and beyond. Within the neighborhood, the Staten Island Rail Road (SIR) at New Dorp station directly connects residents to the Staten Island Ferry at St. George. Furthermore, the SIM1C express bus route traverses Brooklyn and reaches Lower Manhattan in about 30 minutes.

South Beach residents relish Franklin D. Roosevelt Boardwalk and Beach
By far, the biggest advantage of living in South Beach is its beachfront location. Joe Tirone – a second-generation Staten Islander and a licensed associate real estate broker at Compass – says South Beach was a vacation mecca for the rich and powerful less than a century ago. With panoramic views of the Verrazzano Bridge and Brooklyn, Tirone adds that Franklin D. Roosevelt Boardwalk and Beach is still a big attraction. “The boardwalk is a draw for people all year long,” he said.

B-rated public schools, including P.S. 46
Kids living in South Beach can attend Niche B-rated P.S. 46 Albert V. Maniscalco for pre-kindergarten through fifth grade. More than 90% of teachers say they recommend the school to local families, according to the NYC Department of Education. P.S. 39 Francis J. Murphy Jr. Elementary School was ranked nine out of 10 by the website GreatSchools for student progress. For middle school, I.S. 49 Berta A. Dreyfus serves students in grades seven through eight, while high schoolers can attend Curtis High – both of which earned a B-plus grade from Niche.

Shops and dining along Hylan Boulevard, including Basilio Inn
As with all South Shore neighborhoods, Hylan Blvd functions as the main artery to and from the locale. Most anything residents could need is only found either along the thoroughfare or a few blocks inward. RE/MAX’s Angela Leaver says her favorite South Beach restaurant is Basilio Inn, a family-run Italian eatery serving handmade pasta since 1921. Other local favorites include Nori Izakaya, a traditional sushi restaurant, and Nino’s, a classic, white-tablecloth Italian trattoria with an outdoor patio. For groceries, there’s a Key Food grocery store conveniently located on Sand Lane.
