Tompkinsville, named for former vice president and New York governor Daniel D. Tompkins, is a diverse sector of Staten Island’s popular North Shore. Like much of the area, Tompkinsville is decidedly more urban than the rest of Staten Island, thanks to its proximity to the Staten Island Ferry in adjacent St. George. The neighborhood has a mixed bag of housing and architectural styles, from stately prewar Victorians to utilitarian multifamily buildings. The area’s waterfront overlooks the New York Harbour with views of the Manhattan skyline and Verrazzano-Narrows Bridge in the distance. Most commerce is clustered near the shore and the area gets more residential as it extends inland to the south.

Homebuyers can find single-family houses or invest in multifamily buildings
Tompkinsville is primarily known for its grand prewar houses, like Victorians with ornate detailing and large porches or Dutch colonials with gambrel roofs and clapboard siding. The oak-lined streets of Tompkins Circle and Ward Avenue showcase the most luxurious of these homes, set on generously sized grassy lots. Though they rarely come on the market, prices typically range from $750,000 to $925,000. When the Verrazzano-Narrows Bridge opened in 1964, linking Staten Island and south Brooklyn, a large number of tightly-packed multifamily buildings were built to accommodate the population surge. “There are more of these buildings for sale in Tompkinsville than adjacent neighborhoods like Stapleton and St. George,” says Joe Tirone, a Staten Island native and licensed associate real estate broker with Compass. Investors and would-be-landlords can buy these buildings—detached multifamily houses or attached multifamily townhouses—for as low as $750,000 for fewer units or upwards of $2.9 million for many units.

Ethnically-representative cuisine along main streets
North Shore residents will find a multitude of restaurants retail shops and restaurants in St. George, but a smaller number of restaurants have trickled down into Tompkinsville, especially along Bay Street and Victory Boulevard. Many of them serve Mexican or Sri Lankan cuisine, a reflection of the thriving communities in the area. Near the waterfront, Tacos El Pinguino is an authentic, cash-only joint. Farther inland, New Asha is a family-owned Sri Lankan restaurant serving homemade roti and a delicious mango lassi. There’s also a handful of Italian, Chinese and American eateries. Craft House, the home base for Kills Boro Brewing Company, smokes South Carolina barbecue and pours a variety of beers made on-site.

Ample green space with many perks
Tompkinsville is bordered by two spacious green spaces. To the north, three parks—Allison Pond Park, Goodhue Park and Jones Wood Park—join to create a wooded stretch, complete with hiking trails, an outdoor swimming pool, athletic facilities, a playground and a nature preserve with wildlife. The 209-acre Silver Lake Park is to the south, offering a variety of amenities from tranquil lakeside footpaths and a dog run to tennis courts and a public 18-hole golf course. At the northeast corner, a small yet well-maintained area called Hero Park honors the 144 Staten Island soldiers who died in World War I. Near the waterfront, Tompkinsville Park is an urban pocket park surrounded by busy streets, and Pier 6 houses the Lyons Fitness Center and the Olympic-sized Lyons Pool Recreation Center, a popular summer retreat.

Public schools are just outside Tompkinsville’s borders
Families in Tompkinsville send their children to public schools in neighboring areas. The Staten Island Ferry eases commutes to Manhattan
Though Tompkinsville is a walkable area, many residents opt to drive. About four miles outside of the neighborhood, The Verrazzano-Narrows Bridge allows drivers to reach south Brooklyn. The Staten Island Expressway is about 2 miles away and leads farther into Staten Island or toward New Jersey. That said, Tompkinsville is in a prime location for the Staten Island Ferry, which reaches Manhattan’s Battery Park in approximately 25 minutes. Those who walk to the ferry terminal in St. George can reach Manhattan for free, while those who ride the Staten Island Railway one stop to the ferry terminal will pay a fare. There are also seven bus stops in the neighborhood.
