Woodrow is a lesser-known neighborhood on Staten Island’s South Shore—a 15-mile drive from the ferry in St. George and a 12-mile drive from the Verrazzano-Narrows Bridge. But to Woodrow locals, the remote location is seen as a bonus, shielding the largely residential community from mass urbanization and preserving the neighborhood’s quiet, serene atmosphere. A handful of original prewar homes in Victorian or Colonial styles symbolize a bygone era, but most properties are newer, built to support growing interest. “Woodrow has been a very in-demand spot for the last 15 to 20 years,” says Kevin Bryant, a lifelong Staten Islander and licensed real estate agent with Compass. “It’s a white-picket fence type of area, and that makes it very desirable. It’s the environment that homebuyers are going after: There are a lot of parks and it’s very family-friendly, plus it’s close to two of Staten Island’s major highways.”

An in-demand neighborhood with varied housing and suburban-like charm

The Woodrow neighborhood has a little bit of everything across a wide price range. “It’s a very condensed area, so you have a lot of different homes in a small section,” Bryant says. “This gives it a nice neighborhood feel, where the neighbors know each other and kids are outside playing together.” Homebuyers will encounter a well-rounded inventory. There are detached single- and two-family center-hall Colonial-style homes with spacious floorplans, many of which enter the luxury category and can sell for well over a million dollars. Some are original, others are brand-new constructions, but most were built in the 1990s. Modest single-family houses come in a variety of styles, from ranches to Dutch Colonials, and typically cost between $650,000 and $950,000. It’s common to see tracts of narrow single-family homes with matching facades, side-by-side on small lots. Many attached and semi-attached townhouses dot Woodrow’s tree-lined blocks, as well, with prices between $560,000 and $810,000.

High-rated schools attract families

Along Woodrow Road, the neighborhood’s northern border, elementary school students can attend the A-minus-rated P.S. 56 The Louis Desario School. For middle school, I.S. 75 Frank D. Paulo is nearby and earns an A from Niche. In Prince's Bay, students attend Tottenville High School, which earns a B-plus from Niche and offers over 90 niche clubs, like the student newspaper, women in law and Asian dance.

Residents enjoy wooded parks, relatively new attractions and nearby beaches

Bloomingdale Park has 135 acres of green space and wetlands, most of it untouched. In 2021, the park received a $5 million facelift that redeveloped the peripheral area, funding an upgraded athletic complex and adding a dog run, bocce courts, a playground and cooling misters for hot summer days. Farther away, locals can reach Clay Pit Ponds State Park for hiking and equestrian trails. Once part of a country club, Rossville’s South Shore Golf Course is now open to the public, and upgrades, like new golf carts, repaired paths and improved drainage, are expected in 2024. Three miles away, Wolfe's Pond Beach is a lifeguarded stretch with idyllic coastal paths, sandy shoreline, picnic tables, and beachfront playgrounds.

Nearby areas have a stronger shopping and dining scene

The vast majority of Woodrow, over 90 percent, is comprised of residential properties, so there’s very little shopping or dining. Woodrow Village, the area’s only commercial hub, covers the basics: Starbucks for coffee, Chase for banking, Walgreens for prescriptions, Qdoba for a quick bite. Otherwise, residents head to the Bricktown Centre shopping mall in neighboring Charleston for a plethora of chain retailers, a Regal Cinema and a ShopRite grocery. To the south, Pleasant Plains has a handful of businesses with local flair. Daniella Bella's South is a popular clothing boutique and Amboy’s Finest Market is a raved-about deli with fresh-made smoothies and sandwiches.

Access to highways and public transit despite long commutes

Given its location, homebuyers should expect a long commute to other boroughs, though public transit is accessible. The Staten Island Railway operates at the Prince's Bay and Huguenot train stations, making 16 or 15 stops, respectively, before reaching the Staten Island Ferry in St. George. Four express buses serve the neighborhood, with three connecting to Midtown Manhattan and one to downtown Manhattan. Drivers can access two main highways: the Korean War Veteran’s Parkway, which acts as Woodrow’s southern border, and the West Shore Expressway, also called the 440 Freeway, which acts as the western border.
