Statesboro, Georgia, gets a shoutout in the popular blues song recorded by, among others, the Allman Brothers Band, but the growing city of 33,000 is singing a different tune these days. Education, including Georgia Southern University, brings many residents to town, and it's not uncommon for alumni to stick around after graduation. Job opportunities are also a big driver in town: The university and the public school district serve as major employers, as well as the local medical center and companies like Walmart and Frito Lay. Situated about 50 miles from Savannah, the county seat of Bulloch County has seen a steady growth over the years. “It is growing, but it’s not a fast growth,” says Jean Ricketts, an associate broker with RE/Max Eagle Creek Realty who has lived in the area for over 20 years. “It’s not as big as Atlanta or Macon. It’s a smaller town, but it is growing.”
Residents of Statesboro enjoy visiting the revitalized downtown area.

Homes lower than the national median
Statesboro has stretches of rural roads in a forested landscape along the outskirts, while neighborhoods closer to the city center are clustered with single-family homes on sidewalked streets. Traditional ranchers built in the 1970s are common in most neighborhoods, but there are also a number of homes built in the early 2000s and even newer builds. The median listing price for homes is around $257,000, which is lower than the national figure. “We’re seeing some growth, but interest rates haven’t moved a whole lot, so it’s been slow in the past couple of months,” Ricketts says. “You still have your older houses but there’s a lot of new construction.”
