In northern Colorado’s Routt County, Steamboat Springs is internationally known for its ski resort and geothermal hot springs. Gridded downtown streets give way to winding cul-de-sacs lined with luxury mountain cabins and retreats heading towards Steamboat Ski Resort. Highway 40 runs through the city, as does the Yampa River, one of the last free-flowing rivers in the west. Steamboat Springs’ steady population increases with winter sports season. “A lot of people are drawn to this area,” says Hallie Myhre, Routt County native and broker at Ranch & Resort Realty. “The majority of people who live here are here full time. But there is a significant number of second, third or fourth homeowners, and that’s only increased since the pandemic.”

Four-season outdoor recreation includes world-famous skiing
Steamboat Ski Resort has 184 trails and six mountain peaks for skiers and snowboarders to explore. It’s part of the Ikon Pass, which provides access to more than 50 ski resorts worldwide. “A lot of locals work part-time at the ski resort, giving sleigh rides at Haymaker Golf Course or bartending a couple nights a week to get free ski passes and other perks,” Myhre says. Alternatively, locals can ski for free on Sundays at Howelsen Hill Ski Area, which overlooks downtown. It has been continuously operating since 1915, and its large, all-natural ski jumping complex attracts skiers of all levels, from local beginners to international Olympians. Steamboat Springs also has plenty of year-round outdoor activities for non-skiers, from fishing on the Yampa River to hiking and mountain biking beneath the autumn leaves. Weekends may include ice skating, playing golf and heading to Spring Creek Dog Park at the Lower Pond.

For more than a century, folks have flocked to Old Town Hot Springs. Admission fees vary to soak in the eight natural hot springs and to explore the surrounding recreation center, which includes waterslides, a climbing wall, an indoor gym and a café. The annual Winter Carnival is another Steamboat Springs attraction with a legacy of over 100 years. At this multi-day celebration, horses pull kids on skis and adults on shovels down snow-laden Main Street. Attendees can watch performances of a bygone Olympic sport: a costumed ski ballet set to music. And every June, all kinds of watercraft descend upon the Yampa River to kick off the annual Yampa River Festival.

Million-dollar mountain cabins
Homes tend to have either a contemporary or rustic cabin vibe. The median single-family home price is about $1.6 million, and the average sale price has increased 15% over the course of the year. While land parcels, condos, townhouses and multifamily properties are also on the market, the high cost of living in Steamboat Springs contributes to an ongoing housing crisis. Additionally, areas on the city’s outskirts may face a water shortage. Homeowners interested in well water should confirm they can access water. “There are whole subdivisions in and around Steamboat where hardly anyone has water,” Myhre says. “If you’re not on city water, it’s important to talk to someone who knows the area.”

Highway 40, also called Lincoln Avenue, runs through the heart of pedestrian-friendly downtown. Riding the free city bus and flying out of Yampa Valley Regional Airport
Public transportation options in Steamboat Springs make it possible to get around without a personal vehicle. The city bus is free; Steamboat Springs Transit takes passengers between the ski resort base and shopping and dining hubs. Locals walk and bike on the paved Yampa River Core Trail, which stretches throughout the city. Regional buses called the Bustang and the Snowstang transport passengers to Denver and ski resorts like Winter Park. Highway 40 stretches east-west across Colorado and extends north-south through Steamboat Springs. Emergency medical care is available at UCHealth Yampa Valley Medical Center.
About 2 miles north of downtown, Steamboat Springs Airport services private aviation and medical evacuations. About 24 miles west down Highway 40, Yampa Valley Regional Airport offers daily flights to Denver International Airport via Southwest and United. Nonstop flights to major cities like Chicago are available during the winter ski season. Travelers can reserve a shuttle between the airport and their Steamboat Springs residence.
