Partly industrialized neighborhood anchored by the Port of Stockton
Encircled by the San Joaquin River, the culturally diverse Seaport area offers walkable streets, mom-and-pop shops and nearby spots to watch ships make their way in and out of the Port of Stockton. “There’s generational homes here for sure, and there’s a couple of good, quality schools,” says Kristina Heisler Realtor for Peterson Adams Real Estate who serves Stockton. She says people who grew up here tend to stay here to raise their kids, and the less expensive housing prices compared to those downtown are a factor. “People also utilize the river in any way shape or form,” she adds. Folks can head to the north border to undock boats at Morelli Park Boat Launch for an afternoon ride or go further north to the Stockton Downtown Marina. Much of the western portion of the area is filled with warehouses for companies like H.J. Baker and Lowe’s, as well as the U.S. Naval Communications Station. But further east, one can find a large selection of homes, green, spacious parks and Mexican taco trucks.

Ranch homes, bungalows and newer builds in Seaport
The residential streets in Seaport are narrow with paved sidewalks, dated lampposts and towering oak and palm trees. Parked cars and speedboats can be seen in front of homes, and nearby places of worship like Spanish-Revival-styled St. George’s Catholic Church and brick Gurdwara Sahib Sikh Temple are within walking distance of some homes. Early 20th-century Craftsman bungalows and midcentury ranch-style homes with stucco exteriors are gathered in the eastern portion of Seaport. Many of these properties have small front porches with awnings and grassy backyards with one to two carports. Some are seen as house-flipping projects to be used for investment opportunities. Prices typically range between $150,000 and $350,000.
In the southern portion of the neighborhood, larger, late 20th-century ranch-style homes sit side by side on narrow, asphalt roads. Most of these three to four-bedroom houses feature wrought iron or chain-link fences surrounding the driveway, and some have small rock-landscaped gardens in the back. Subdivisions like Bella Terra at River Breeze (which is gated) and Aspire at River Terrace feature two-story 2020s new traditional homes with walk-up entryways, two-car garages and monthly HOA fees of up to $120. Prices for these ranch and two-story homes range between $400,000 and $550,000.

Traveling to and from Seaport
In Seaport, Interstate 5—referred to as “the 5” by locals—intersects with California State Route 4, which is part of the Crosstown Freeway. This is an important route in California used to transport agricultural goods to and from the Port of Stockton. Heisler says the 5 is a big commuter highway connecting folks to Downtown Stockton and other cities like Manteca. Residents mostly drive to get around, but roads like West 8th Street and El Dorado Street feature bike lanes. San Joaquin Regional Transit District buses make stops in and around the area, and the San Joaquin Street Amtrak Station is in the northeast corner. Adventist Health Dameron is roughly 3 miles north, and Stockton Metropolitan Airport is 5 miles south, giving routes to other western cities like Phoenix and Las Vegas.
Learning leadership skills at Edison High
Seaport is zoned for the Stockton Unified School District. Kids here can start at George Washington Elementary, which offers kindergarten through eighth grade and earns a C from Niche. Edison High scores a B-minus and is known for its JROTC program, where students can learn leadership, civics and geography while preparing for the next step in their military careers. The University of the Pacific is 5 miles north of Seaport and was voted one of the best private universities in the West in the Wall Street Journal in 2024.

Picking up tamales at El Dorado Market
Opened in 1972, El Dorado Market is a beloved Mexican grocery store within the area. Shoppers can pick up grocery essentials, a variety of baked treats and homemade pork tamales, often seen as the best in Stockton. People can also check out Food 4 Less near the southern border near Interstate 5. Savory and spicy meals are served at Betto’s Birrieria Taqueria and Mariscos, and locals can bite into classic pepperoni pies at Eddie’s Pizza Café. Food trucks like El Grullense Taco Truck and Limonense Taco Truck also travel around the neighborhood. While Seaport does not have shopping areas, folks can head to The Salvation Army Thrift Store a few miles east to browse used clothes, shoes and furniture. For more options, Lincoln Center is a 9-mile drive north, housing apparel shops like Theadora Boutique and McCaulou’s.

A growing garden at the Edible Schoolyard Community Farm
Within the community, folks can visit the 8-acre Mattie Harrell Park for pickup games, a game of tennis or an afternoon picnic within its open green space. The Edible Schoolyard Community Farm is a local garden where neighbors can plant flowers, vegetables and other plants in its greenhouse. The garden also hosts educational field trips and volunteer events for people to learn about nutrition and gardening techniques. Next door is the Boggs Tract Community Center, which hosts a Guitars Not Guns music program and dance classes for kids. Morelli Park Boat Launch touches the area’s northern border and offers a 4-lane boat launch and dry stack storage; boaters enjoy cruising along or casting their reels in the dark blue waters of the San Joaquin River. Two miles north, Stockton Downtown Marina is another popular gathering spot for Seaport residents to stroll or bike on the Joan Darrah Promenade or meander to the Children’s Museum of Stockton.
Browsing at the Stockton Flea Market on the weekends
The Stockton Flea Market—the largest indoor and outdoor flea market in San Joaquin County—takes place in Seaport every weekend. Over 300 vendors set up white tents in a massive empty parking lot to sell seasonal fruit, jewelry and antiques. In the summer, locals can head a few miles east to the annual San Joaquin County Fair to ride carnival rides, jam out to live musical performances and plenty of funnel cakes.
Staying alert for crime and reducing air pollution in Seaport
Seaport's CAP Crime Index score for motor vehicle crime is 7 out of 10, higher than the national average of 4. Roads like Charter Way can be hot spots for carjackings and other criminal activity. The City of Stockton advises residents to lock doors and park in lit areas to avoid car break-ins. Residents can also sign up for Stockton Police Nixle Alerts to keep up with any criminal activity within their areas.
Because the Port of Stockton is located in the neighborhood, the air quality may be worse than other parts of the city due to vessel emissions. Boats docked at the port are required to shut off their engines and use diesel to power any lights, pumps or other functions, according to the Port of Stockton’s website. The Port also operates a Clean Truck Program, where semis and work trucks have to meet certain fuel standards. There’s even a line of electric vehicles working at the port.
