Modern suburb in south Loudoun County

Kirkpatrick Farms was developed from acres of Loudoun County farmland into a modern planned community in the early 2000s. Nowadays, buyers can find contemporary suburban homes linked by paved walking paths and residential streets — and most of Northern Virginia's major retail centers within 30 minutes. "The neighborhood amenities are a big draw, including a large pool, clubhouse, walking trails, sports fields and plenty of playgrounds for kids," says Cindy Biberaj, a 23-year Realtor of the Biberaj Group with Samson Properties. "Plus, Kirkpatrick Farms enjoys the added charm of Aldie, with the Aldie Mill Historic Park nearby, along with wineries [and] breweries." The neighborhood's CAP Index Crime Score is 1 out of 10, which is significantly lower than the national average of 4.

A playground, a pool, and Pev's Paintball

The neighborhood's HOA maintains a basketball court and clubhouse with an indoor gym, a playground and a pool, hosting the Kirkpatrick Farms Krakens Swim Team, which competes in summer meets. Pev's Paintball & Airsoft Park is 5 miles west, where locals can suit up to play on eight different courses. Athletes of all ages enjoy Byrne's Ridge Park, which features soccer, football and baseball fields, as well as a batting cage. The National Botanic Garden is a private, 60-acre parkland 3 miles from home. It opens to the public several times a year and has a bamboo garden and a lake with 50 manmade islands. These areas support diverse aquatic and bird life, including bald eagles and cormorants.

New millennium Craftsman and Colonial Revival homes

Home prices range from $600,000 to $1.1 million, varying by square footage and lot size. Craftsman and Colonial-style single-family homes and townhouses are common, while condos are also available. Roads are grid-patterned and neat, with consistent sidewalk infrastructure and friendly street names like Peaceful Terrace, Mindful Court or Success Drive. Rowzie says the neighborhood has "every different builder you can imagine."

Situated close to Stone Ridge shopping and Dulles Town Center

A couple miles north of the neighborhood is Stone Ridge Village Center, which has a Harris Teeter for groceries and spots like Ciro Ristorante, which has been serving Italian pasta and pizza entrees in town since 2007. "Residents enjoy easy access to shopping in Chantilly and Ashburn. In Chantilly, South Riding Market Square has essentials like Giant and Starbucks, while Chantilly Crossing offers Costco, Target, and Lowe’s," says Biberaj. "Over in Ashburn, One Loudoun is a popular spot for dining, shopping, and entertainment, while Dulles 28 Centre has more retail options." Dulles Town Center is 14 miles north, and Tysons Corner Center, the largest mall in the D.C.-Baltimore region, is 23 miles east. "Most people are staying within the Loudoun County area," says Jay Rowzie, a 19-year Realtor with Samson Properties. "And maybe to a lesser extent Fairfax County for retail needs." In nearby Chantilly is the Dulles Expo Center, a large event space that regularly hosts flea markets, festivals and national conventions.

Nearby Loudoun County schools

Loudoun County Public Schools serve the neighborhood. Students can attend Pinebrook Elementary, Willard Middle and Lightridge High School, all of which get A-ratings from Niche. Niche also ranks Loudoun County Public Schools as the state's No. 1 best public school district for athletics.

Drives to D.C. take under an hour

Loudoun County buses and park-and-ride areas are available 2 miles north in South Ridge. Ten miles north is the Ashburn Metro Station, which began service in 2022 and offers Silver Line access to the nation's capital after about an hour. Braddock Road leads to Interstate 66, which locals can take to the nation's capital after a 34-mile drive east. Dulles International Airport is an 11-mile drive from Kirkpatrick Farms and offers domestic and international flights. Though some commute to D.C. for work, residents aren't far from major employers in the county. "Loudoun County’s status as 'Data Center Alley' draws tech professionals working in IT, cloud services, and cybersecurity, who appreciate living close to their workplaces," says Biberaj. "While exact figures for Kirkpatrick Farms are unavailable, it's reasonable to conclude that the majority of residents are employed within Loudoun County or nearby areas, with a smaller yet significant portion commuting to Washington, D.C."
