Haywardville is a historic mill town turned Stoneham suburb

The residential neighborhood of Haywardville has come a long way since its historic mill village days. Tucked away in the Stoneham suburbs, the community is now a haven for outdoor enthusiasts, families and commuters. "The neighborhood's name, Haywardville, refers back to a gentleman named Nathaniel Hayward who settled this area with several shoe-making manufacturers in the 19th century," says Craig Celli, a real estate broker with Century 21 North East who has more than 30 years of experience selling homes and has lived most of his life in Stoneham. Much of the neighborhood is comprised of the Middlesex Fells Reservation and other natural areas, including the popular Spot Pond. Interstate 93 and Route 28 pass right through the area, taking commuters 11 miles into the heart of Boston . Downtown Stoneham is situated along Route 28 and has a mix of commercial establishments for shopping, dining and entertainment. “Other than the ocean or a mountain running through it, this town has pretty much everything,” Celli says.

Lower housing costs relative to the Boston metro area

Haywardville offers a mix of housing styles, including single-family homes and multifamily properties like townhouses and condominiums. “We’re surrounded by towns that have a relatively higher price point. As a Stoneham Realtor, I hear very often that the housing costs are lower here—not by much, but we have the same amenities and home options as the other towns, and the lower cost is significant enough that it’s been attracting more homebuyers in recent years,” Celli says. Haywardville has an average housing price of $760,000, slightly lower than the Boston metropolitan area’s $890,000 average. Move-in ready single-family homes, including Cape Cods, colonial styles and Craftsman builds, range from about $650,000 to $1.2 million. Condos and townhomes typically cost between $240,000 and $800,000.

Attending Stoneham Public Schools

Students living in Haywardville are zoned for Stoneham Public Schools, which receives an overall B-plus rating from Niche. “A lot of locals will use the elementary schools as landmarks to describe which neighborhood or part of Stoneham they live in,” Celli says. Primary school students have two options they may be zoned for: Colonial Park Elementary, rated B-plus, and the A-rated South Elementary School, both of which serve prekindergarten through fourth grade. Students can then head to the B-plus-rated Stoneham Central Middle School and, later on, Stoneham High School, which has a B rating and offers arts-related elective programs through the Stoneham Performing Arts Department.

Year-round outdoor recreation in city parks and nature reserves

The recreation here runs year-round: “If you were to go down to Spot Pond and scan 180 degrees in October, you’d see fall foliage as far as the eye can see,” Celli says. He adds that, during the winter, he helps organize and set up the town commons skating rink. “Provided that it’s frozen over, people can use it whenever they want, and it really helps the community get into the holidays,” Celli says. Stoneham is well known for its scenic outdoor recreation, with major parks and natural areas like Middlesex Fells Reservation. Middlesex Fells Reservation covers over 2,200 acres of land across several towns and features an extensive trail network, with popular corridors including Crystal Springs Trail and Rock Circuit Trail. The Stone Zoo is located on Spot Pond, and a handful of city parks with playgrounds and athletic fields are also scattered throughout the neighborhood. “Stoneham has wonderful amenities for such a small little town,” Celli says. “Another highlight of the area is our three golf courses: a public par-three course, a public par-nine course and a private course.”

Entertainment and local dining in downtown Stoneham

Haywardville residents are less than a mile from the local restaurants, boutiques and event venues of downtown Stoneham , the town’s lively central hub centered around Main Street. “We have a very vibrant downtown area, largely because of the Greater Boston Stage Company,” Celli says, referring to the iconic performing arts theater in the middle of downtown that puts together six performances each year. In addition to a wide range of specialty stores and small businesses, Stoneham's restaurant options range from coffeehouses and breakfast cafes to American taverns and Indian bistros. Only a mile up the road is a Stop & Shop supermarket for weekly grocery hauls. Big-box stores and national retailer options are available at the Redstone Shopping Center, a 10-minute drive from Haywardville.

Commuting to Boston

Car travel in Haywardville is made more convenient by Interstate 93 and Route 28, two major regional thoroughfares that run right through the area and travel south into Boston. “It’s about 10 to 12 minutes to Boston without traffic, but with traffic it can be an hour or more,” Celli says. “Usually, heavy traffic follows the rush-hour pattern.” Celli adds that while Stoneham doesn’t have a commuter rail station, several neighboring towns—including Wakefield , Medford and Somerville —have stations with Massachusetts Bay Transportation Authority (MBTA) lines that can take commuters into the city. Boston-Logan International Airport is just over 10 miles away from the neighborhood. Haywardville is home to the MelroseWakefield Hospital, which has a 24-hour emergency department.
