Stroudsburg blends outdoor living with friendly, small-town vibes
Stroudsburg is a small borough in the Pocono Mountains where residents slow down to enjoy what's around them. With valleys, peaks, rivers and streams nearby, the community and its people are rooted in nature. "People who vacationed here or went to camps here as a kid often decide they want to live here full time," says Yarrow Wilkins, broker and owner of Re/Max Crossroads and incoming president of the Pocono Mountains Association of Realtors. "I'm a local, which is not the norm anymore since we have so many folks moving here from outside." Despite the many new faces, the borough remains a place with well-rated schools, essentials nearby and friendly people, Wilkins notes. "It really still has that small-town charm and quaint atmosphere that you just don't see often," she says. "There's something about walking into the bank and them referring to you by name."

Victorian and early 1900s homes are common near downtown
Stroudsburg has a mix of housing from many decades, but the most predominant styles are those from the early 1900s. "It's a very established older area," Wilkins says. "The Victorian homes are grand, with many bedrooms, two staircases and tons of history." American Foursquare and Queen Anne Victorian homes close to the downtown area range between $340,000 and $510,000. Split-level and New Traditional homes farther away fall within the same range. Smaller homes from the early 1900s include Cape Cods, bungalows and simple two-story cottages, which sell for $200,000 to $330,000. Townhouses and condos, many of which are in La Bar Village, a 55-plus community, range between $70,000 and $280,000. Some multifamily homes are around the neighborhood, selling for $160,000 to $440,000. Residential properties in Stroudsburg are at major risk from flooding, and additional insurance may be necessary.

Weekday commuters travel by bus and highway
Interstate 80 goes through Stroudsburg, heading just a few miles east to the New Jersey state line. "One of the biggest draws is our geographic location to a few major cities, including New York and Philadelphia," Wilkins says. "A lot of residents live here full time and commute to the cities during the week." Closer cities include Allentown, Scranton, Trenton and Newark. Martz Bus and Aegean Transportation offer bus service to New York City, and three lines of Monroe County Transit Authority provide local service. The borough itself is small and walkable, with sidewalks, crosswalks and streets free from traffic. "If you live in town, you'll have 800 or more trick-or-treaters. It's crazy," Wilkins says. East Stroudsburg University of Pennsylvania and Lehigh Valley Hospital-Pocono are two prominent employers in East Stroudsburg. Newark Liberty International Airport is about 70 miles southeast.
The Delaware River and mountain trails support active lifestyles
Outdoor activities are a significant part of life in Stroudsburg. "The Delaware River runs through the area, so people are always there year-round for kayaking, rafting, motor boating and ice fishing. All the seasons are covered," Wilkins says. "We're also part of the Appalachian Mountains, so there are trails for hiking and mountain biking." State forests, nature preserves and campgrounds with scenic lookout points are within a few miles of downtown. Stroudsburg Borough Park has a skate park, baseball diamond, playground and public pool.

They both lead into Stroudsburg Middle School, which teaches fifth through seventh grade and earns a B. Stroudsburg Junior High School, for eighth and ninth grades, earns a B-minus, and Stroudsburg High School is rated B-plus. The high school offers 16 sports, and the community is very involved with the football team. "People go to watch their games all the time," Wilkins says. "It's a weekend event."

Main Street businesses are long-standing and community-backed
Downtown Stroudsburg is the primary shopping and dining hub of the surrounding county, with shops, restaurants and bars along Main Street. "So many of our Main Street businesses have been there for a very long time," Wilkins says. "And the community absolutely supports locally owned businesses." NYC Street Grill Halal is a popular spot for Middle Eastern cuisine and homemade pastries. Art galleries, boutiques, antique stores, hotels, banks and offices are also downtown. Aldi, Walmart and Giant are nearby, and Stoud Mall, an indoor shopping center with about 40 shops and service providers, is located northwest in Arlington Heights.
