Master-planned community with golf, greenbelts and deed restrictions

Home to about 11,000 people as of the 2020 U.S. Census, Sugarmill Woods is a community that sits about 90 miles west of Orlando and 65 miles north of Tampa. About 52% of the community’s residents are 65 years or older. The community is home to nearly 2,000 acres of natural surroundings, and residents here enjoy the greenbelts that most homes back up to. “We have oak and pine trees,” says Gail Cooper, a Realtor with Key 1 Realty who resides in Sugarmill Woods. “They are majestic.” Deed restrictions keep the community pristine and organized, while two country clubs nearby offer residents fairways and greens to work on their game. Much of the community is above sea level, providing it with some protection from tropical storms. The part of the population still in the workforce is employed at some of Citrus County’s largest employers, which include the DSK Group, Citrus Memorial Health Foundation and Tenet Health System Medical. “We are seeing a lot of younger people, in their 50s, coming here to start a second career,” Cooper says.

Colorful contemporary homes on neat lots

Most homes in Sugarmill Woods are colorful contemporary homes with stucco siding. These homes are deed-restricted and offer greenbelts in the backyard, making it a quieter environment for living. “Residents love the beauty of the greenbelt and the decent size of lots,” Cooper says. Homes are split into three different communities in Sugarmill Woods: Cypress Village, Oak Village and Southern Woods Village. The median home price in Sugarmill Woods is about $370,000, higher than nearby Homosassa Springs. “The taxes are less expensive than nearby counties,” Cooper says. “The HOA fees are reasonable as well.”

Two country clubs and a sports complex

Sugarmill Woods is home to two country clubs: the Sugarmill Woods Country Club and the Citrus National Club. “Only a quarter of the residents are part of the country clubs,” Cooper says. Members have access to 36 holes of golf between the two clubs and the Oak Village Sports Complex, which has tennis and pickleball courts, a pool and a fitness center. About 5 miles north is the Ellie Schiller Homosassa Springs Wildlife State Park, which has room for hiking and birding and offers boat tours. Boaters can launch their boat up north in Homosassa.

Riverfront dining in Homosassa

Residents head north to Homosassa for dining. Along the riverfront are a selection of local restaurants that offer seafood, live music and boat docks. Crump’s Landing, one of the area’s most popular restaurants, will even serve locals on their boats. More restaurants along with grocery stores and big box stores like Walmart line U.S. Route 98.

Nearby Floral City Strawberry Festival and the Citrus County Fair

Sugarmill Woods residents enjoy yearly events offered in nearby communities. The Floral City Strawberry Festival is held every March, offers over 100 vendors and includes live music, children's activities and an antique car show. At the end of March is the Citrus County Fair, which has live music, carnival rides and livestock shows.

Citrus County Schools

Residents here attend Citrus County Schools, which earn a C-plus grade from Niche. The district serves about 16,000 students across 23 campuses. The Lecanto School of the Arts is a program that helps students in visual arts. Students are selected through an application process in the eighth grade. Within the program, students can earn college credit through courses in painting, drawing, sculpture, pottery and digital design.

Suncoast Parkway to Tampa

U.S. Route 98 connects Sugarmill Woods to Homosassa, about 10 miles away, and Crystal River, about 15 miles away. The Suncoast Parkway brings locals from Sugarmill Woods to Tampa in about 65 miles. Orlando is about 90 miles east. The Ocala International Airport is about 50 miles away.

Citrus County crime and weather

According to the FBI, property crime decreased year-over-year in 2020 in Citrus County, while violent crime increased. Residents along the Gulf Coast of Florida are prone to hurricanes, tropical storms and extreme heat during the summer.
