Home to about 11,000 people as of the 2020 U.S. Census, Sugarmill Woods is a community that sits about 90 miles west of Orlando and 65 miles north of Tampa. About 52% of the community’s residents are 65 years or older. The community is home to nearly 2,000 acres of natural surroundings, and residents here enjoy the greenbelts that most homes back up to. “We have oak and pine trees,” says Gail Cooper, a Realtor with Key 1 Realty who resides in Sugarmill Woods. “They are majestic.” Deed restrictions keep the community pristine and organized, while two country clubs nearby offer residents fairways and greens to work on their game. Much of the community is above sea level, providing it with some protection from tropical storms.
The part of the population still in the workforce is employed at some of Citrus County’s largest employers, which include the DSK Group, Citrus Memorial Health Foundation and Tenet Health System Medical. “We are seeing a lot of younger people, in their 50s, coming here to start a second career,” Cooper says.

Most homes in Sugarmill Woods are colorful contemporary homes with stucco siding. These homes are deed-restricted and offer greenbelts in the backyard, making it a quieter environment for living. “Residents love the beauty of the greenbelt and the decent size of lots,” Cooper says. Homes are split into three different communities in Sugarmill Woods: Cypress Village, Oak Village and Southern Woods Village. The median home price in Sugarmill Woods is about $370,000, higher than nearby Homosassa Springs. “The taxes are less expensive than nearby counties,” Cooper says. “The HOA fees are reasonable as well.”

Two country clubs and a sports complex
Sugarmill Woods is home to two country clubs: the Sugarmill Woods Country Club and the Citrus National Club. “Only a quarter of the residents are part of the country clubs,” Cooper says. Members have access to 36 holes of golf between the two clubs and the Oak Village Sports Complex, which has tennis and pickleball courts, a pool and a fitness center. About 5 miles north is the Ellie Schiller Homosassa Springs Wildlife State Park, which has room for hiking and birding and offers boat tours. Boaters can launch their boat up north in Homosassa.

Riverfront dining in Homosassa
Residents head north to Homosassa for dining. Along the riverfront are a selection of local restaurants that offer seafood, live music and boat docks. Nearby Floral City Strawberry Festival and the Citrus County Fair
Sugarmill Woods residents enjoy yearly events offered in nearby communities. The Floral City Strawberry Festival is held every March, offers over 100 vendors and includes live music, children's activities and an antique car show. At the end of March is the Citrus County Fair, which has live music, carnival rides and livestock shows.
Citrus County Schools
Residents here attend Citrus County Schools, which earn a C-plus grade from Niche. The district serves about 16,000 students across 23 campuses. The Lecanto School of the Arts is a program that helps students in visual arts. Students are selected through an application process in the eighth grade. Within the program, students can earn college credit through courses in painting, drawing, sculpture, pottery and digital design.
Lecanto High School has 1,630 students in grades 9-12.
Lecanto Middle School has 809 students in grades 6-8.

Suncoast Parkway to Tampa
U.S. Route 98 connects Sugarmill Woods to Homosassa, about 10 miles away, and Crystal River, about 15 miles away. The Suncoast Parkway brings locals from Sugarmill Woods to Tampa in about 65 miles. Orlando is about 90 miles east. The Ocala International Airport is about 50 miles away.
Citrus County crime and weather
According to the FBI, property crime decreased year-over-year in 2020 in Citrus County, while violent crime increased. Residents along the Gulf Coast of Florida are prone to hurricanes, tropical storms and extreme heat during the summer.

Eight miles south of Homosassa Springs sits Oak Village at Sugarmill Woods, a neighborhood known for its well-maintained properties. “It’s a nice, safe community with deed restrictions,” says Tony Viggiano, a Realtor with Tropic Shores Realty. Homes in the neighborhood range from 1980s ranch-style to newer-build contemporary properties, with some boasting inground pools out back. With these homes having deed restrictions, homeowners are limited with what they can do to their property. The neighborhood is near two country clubs, Sugarmill Woods Country Club and Citrus National Golf Club, giving locals a golfing community to join. The area’s proximity to the Suncoast Trail and the Chassahowitzka River Campground and its assignment to Citrus County Schools add to its appeal.
Along the tree-covered streets of Oak Village at Sugarmill Woods are one-story newer-build contemporary homes and ranch-style homes built in the 1980s and 90s. These homes sit behind well-landscaped lawns, some of which boast classic Florida palm trees. Lot sizes in the neighborhood are between a quarter and half an acre. Homes here are deed-restricted and require an HOA fee. “The HOA rates are low,” says Joel Neely, a Realtor at Coldwell Banker Next Generation Realty. As for prices, the ranch-style homes built in the 80s and 90s have sold for between $250,000 and $440,000, while the newer-build contemporary homes have gone for between $280,000 and $660,000. Sidewalks are not typical in the area, so residents rely on cars to get around.
The Sugarmill Woods Country Club is a membership-based club with 27 holes of golf 3 miles north of Oak Village at Sugarmill Woods. Citrus National Golf Club is 2 miles east of the neighborhood and offers 36 holes of golf for members.
Residents of the neighborhood are assigned to attend Citrus County Schools. Starting in pre-kindergarten, children head to Lecanto Primary School, which earns a B-minus grade from Niche. From there, students move to B-minus-graded Lecanto Middle and B-plus-graded Lecanto High. The high school offers a student-run newspaper, where young journalists can garner experience and keep the rest of the student body informed about everything happening with the school.
Within the Oak Village at Sugarmill Woods community is the Sugarmill Woods Country Club, which has 27 holes of golf, tennis and pickleball courts and a pool. Bikers and runners can jump on the Suncoast Trail from the trailhead off Ponce De Leon Boulevard, a 10-mile drive from the neighborhood. The trail is 54 miles long. 4 miles west is the Chassahowitzka River Campground, where visitors can camp and rent a kayak and head out on one of the springs or creeks.
In nearby Floral City, 13 miles north, there is a Strawberry Festival. The event includes a variety of contests, a kid’s zone and food and market vendors. This event takes place on the first weekend of March. Also, in March, the Citrus County Fair is held annually, with rides, contests and a flea market. This event occurs at the Citrus County Fairgrounds, 22 miles away.
Oak Village at Sugarmill Woods is a 50-mile drive to Ocala and 62 miles from Tampa. The neighborhood does not have public transportation. The Tampa International Airport is 58 miles away. The nearest hospital is the HCA Florida Oak Hill Hospital, which is 17 miles south.
The Lodge Bar and Grill is 4 miles west and offers American favorites like burgers and wings, along with beer and wine. Café Mone is 5 miles south of the neighborhood and serves American food with a Caribbean flair for breakfast and lunch. The restaurant offers both dining-in and takeout options. China Gourmet, 2 miles away, offers Chinese food like noodles and orange chicken. There is a Publix 2 miles west for groceries.
