Sullivan City is on the far western border of Hidalgo County, one mile from the Rio Grande-Mexico border. The entire community along the Mexico border is part of a prominent migration corridor for over 400 species of colorful birds and butterflies. "You can see them all over the buildings and on the electric poles," says Regina Acosta, a market research analyst for the city of McAllen. Birds and butterflies are not the only ones flocking to South Texas. Sullivan City has seen an influx of newcomers, primarily a young workforce, families and winter Texans. "People are coming to Hildago County because of lower taxes and home costs," says J.C. Rowe, a Realtor with Signature Properties with 22 years of local experience. Sullivan City ticks all the boxes, with property tax rates even lower than other parts of the county and a median home price of $135,000. But this isn't the city's only appeal. Known as the "City of Sunshine," Sullivan City earns its cheerful moniker through a close-knit community led by active city officials. Together, they have championed improvements like a brand-new library and the addition of roughly 30 to 40 new businesses in recent years. After the damage caused by Hurricanes Dolly and Ike in 2008, Sullivan City began to experience occasional flooding. The Texas Department of Rural Affairs-General Land Office provided grant funds to establish a large drainage ditch to alleviate flooding from several areas in Sullivan City, which has since been completed. And with more plans on the horizon, this sunny little border city's future seems bright.
Available lots offer plenty of room to build a dream home
Sullivan City features large swaths of undeveloped land that have steadily increased in price. Lots, prime for new construction, can range from $30,000 to $900,000, depending on acreage. Off US Highway 83, single-family homes cluster along streets lined with stocky citrus and palm trees. Bright white, beige or bold pastel facades peek behind chain link fences and low cinder block walls circling large lawns that compensate for the city's lack of sidewalks. Some multi-level homes are available, but ranch homes featuring Mission and Spanish influences remain prevalent. They offer an average of around 1,500 square feet, three bedrooms and a price range between $80,000 and $135,000. Luxury custom builds with four or five bedrooms are less common, priced between $350,000 and $400,000.

Walkable schools and specialized STEM programs
La Joya Independent School District schools serve local students, starting with Rosendo Benavides Elementary or Sam Fordyce Elementary, which share a C from Niche with Lorenzo de Zavala Middle School. La Joya High School earns a C-plus and offers the La Joya's T-Stem Academy in Engineering and Computer Sciences. The program provides hands-on learning, enabling students to earn industry certifications and credentials.

US Highway 83 makes for easy travel
The County of Hidalgo, along with Willacy, Cameron, and Starr Counties, comprise the Lower Rio Grande Valley Region of Texas, referred to as "the Valley." The Valley serves as an international border between the United States and Mexico, with 15 existing entry points. On the eastern border of the Valley lies the Gulf of Mexico, and on the southern border, the Rio Grande. US Highway 83 bisects the city and leads to Interstate 2, which takes residents 17 miles east to Mission or 23 miles to McAllen for shopping, hospitals and employment opportunities. Sullivan City is approximately 57 miles west of the City of Harlingen, 82 miles northwest of the City of Brownsville, and 23 miles northwest of the City of Reynosa in Tamaulipas, Mexico. Valley Metro also runs a bus route through the city, with the central transfer hub in Downtown McAllen. McAllen International Airport is about 24 miles away.
Local businesses keep Sullivan City satisfied
For full-scale retail therapy, Sullivan City folks make the 23-mile trek east to what Rowe calls "the Mecca of retail," aka the El Plaza Shopping Mall in McAllen. However, for local flavor, small businesses along Highway 83 keep residents happy. New to town, Revival Coffee serves upscale hot, cold and frozen concoctions at a walk-up counter with picnic tables. Dollar General and Border Town Market also opened recently. Border Town, a family-owned mini-chain, specializes in fresh produce, meat and Hispanic products. As a bonus, it features a Border ACE Hardware store next door. Jessie's Meat Market is another grocery go-to. For a quick lunch or dinner, residents can head to Tortilleria Bertha for barbacoa, carnitas and tamales or Roseli's Tortilla Factory to get what some say is the best barbecue in town.

Park's splash pad helps beat the heat
Sullivan City Memorial Park is the city's central recreational space next to City Hall. A large splash pad built in 2018 keeps kids—and a parent or two—cool in the city's sweltering summer heat and joins an array of climbing structures and slides, along with a basketball court and a lighted baseball diamond with bleachers. Locals can also hike trails near the park or explore the Lower Rio Grande Valley National Wildlife Refuge, a wildlife corridor along the Rio Grande River south of Sullivan City.

The Sunshine Royal Court reigns over local events
Not just another sleepy border town, Sullivan City boasts its own royalty — the Sunshine Royal Court. Led by the Sunshine Queen, the court represents the city at events, from the Texas Citrus Fiesta in nearby Mission to parades in La Joya to local community events like city clean-up projects, fundraisers and seasonal celebrations, including a 4th of July festival, a fall pumpkin patch and the annual Christmas tree lighting at the park. McAllen hosts the most significant holiday parade in Texas. Daylong festivities start with a toy giveaway at the city's senior center, followed by an extravagant parade. Brightly illuminated floats and marching bands parade fill the streets and are narrated by celebrity hosts like Mario Lopez. Acosta's favorite part of the parade is when the crowd chants to spin the floats around in circles. The parade and gatherers then go to Municipal Park on Bicentennial Boulevard for a festive carnival celebration.
