Cane Bay Plantation offers residential variety in a picturesque Lowcountry setting
Cane Bay Plantation is a master-planned community built among the towering pines and waterways of South Carolina’s Lowcountry. This picturesque setting features more than a dozen residential settings with exclusive perks that include resort-style activities and lakefront recreation. “It’s a really convenient community with all the amenities you could want,” says Michael Fox of Carolina One Real Estate, who has sold more than 60 homes there. “There are lots of golf cart trails, and residents use their golf carts for everything. There’s schools, shopping and dining. Theoretically, you never have to leave.”
Contemporary homes in diverse settings, including 55-plus
The community’s housing options are vast. They range from townhouses in the $300,000 range to waterfront homes that sell for more than $900,000. Lakes of Cane Bay is the newest phase of development, but contemporary homes in a variety of sizes and styles can be found in more than a dozen neighborhoods, where paved pathways are featured, and well-manicured yards add curb appeal. Settings include gated and 55-plus communities. “There’s a lot of variety,” Fox says. Driveways and attached garages are standard, and back yards are large enough for pools. Several streets in cul-de-sacs, offering an extra layer of privacy. Monthly HOA fees range from around $50 to $300. The community also maintains infrastructure and amenities through CDD fees. Summers are hot and humid, and winters are mild. Humidity is a constant because of the proximity to the Atlantic coast.
Residents enjoy resort-style amenities and access to a community YMCA
Several communities offer pools among their amenities. The Cane Bay Family YMCA is a community-wide destination. Athletic courts, ballfields and an elevated track highlight amenities at the 54,000-square-foot facility, which is also home to a branch of the Berkeley County Public Library. The community is home to a 300-acre system of lakes. Canoeing, kayaking and paddleboarding are popular activities. Lake Moultrie, located about 15 miles away, spans more than 60,000 acres. The Charleston oceanfront is about 30 miles away. “The Lowcountry as a whole provides access to beaches and access to outdoor recreation,” Fox says. “There are lots of parks and fishing and hunting.”
Elementary, middle and high schools in the community
Three schools are concentrated together in the community’s southwest corner. Cane Bay Elementary and Cane Bay Middle earn Bs from Niche. Cane Bay High is rated B-plus. The paved paths that connect neighborhoods also allow children to ride their bikes to school without encountering car traffic. Because of district zoning, some students are bussed in, while some community residents have to travel outside the community to attend school. Students identified as gifted and talented can begin honors courses in middle school as eighth graders. In addition to continuing education in the honors curriculum, the high school offers Advanced Placement and dual enrollment classes.
Stores, restaurants among the community's commercial offerings
The Market at Cane Bay features a Publix and several restaurants. Rio Chico, Famulari’s Pizzeria and Eggs Up Grill are popular restaurants there. The shopping center also offers boutique stores and services that range from banking to medical services for residents and their pets. More options are available about 10 miles away in Summerville, which is home to big-box retailers and a historic downtown commercial district.
Nearby I-26 provides direct access to Charleston
While the community is relatively tucked away, it is just 8 miles from Interstate 26, which offers a direct route to Charleston and its international airport. The community is adding a second access road to I-26. Roper St. Francis Berkeley Hospital is conveniently located about 3 miles away along U.S. Highway 176, known locally as State Road.
