Carnes Crossroads is an outdoorsy, convenient master-planned community

Summerville’s master-planned Carnes Crossroads community offers a walkable, convenient lifestyle. It’s an active, outdoorsy neighborhood with parks, trails and resort-style amenities, as well as an Agrihood program that gives residents access to farm-fresh produce, herbs and other locally sourced foods. Shopping, dining and health care facilities are close by. Charleston and Atlantic oceanfront beaches are quick day trips.

Single-family homes in Carnes Crossroads sell for under $800,000

The single-family homes here come in a variety of floor plans, lot sizes and architectural styles, including Colonial Revival, Charleston single, New Traditional and modern farmhouse. Prices range from the low $300,000s to the upper $700,000s. Horizons at Carnes Crossroads, a 55-plus community within the development, features single-family New Traditionals. Those typically sell for between the low $300,000s and mid $400,000s. HOA fees, which are billed separately from Agrihood memberships, vary by section.

What to know about the Agrihood’s Farm Share program

“The neat thing about the Agrihood is that when you buy into it, you get up to $150 worth of vegetables and other things produced on the farm throughout the year, and you can go in and cut your own herbs as much as you want,” Davis says. The Agrihood’s Farm Share program allows members to use “Farm Bucks” at the Carnes Crossroads Farm Store to purchase fruits and veg grown on the community’s land. Membership is optional depending on the development phase, and typically mandatory in newer sections. The Farm Shop also stocks meat, honey and other locally sourced items. And you don’t need to be a member of the Agrihood to shop there. “Farming was big in this area way back in the day, so it’s neat that they’ve preserved that heritage here. It’s a cool addition to the regular resort-style amenities,” Davis says.

Plenty of outdoor recreation spaces make up for small yards

“The lot sizes are smaller, as they are in a lot of these new communities, so there are lots of walking trails and parks around instead,” Davis says. “Every time I go there, there are people walking on the trails and kids playing soccer on the fields.” She says there are also several lakes in the community, as well as a dog park, playgrounds and outdoor swimming pools.

Carnes Crossroads is convenient to shopping, dining, health care

Shopping and dining options can be found nearby on U.S. Route 17 Alternate/North Main Street. There’s a Publix in The Marketplace at Carnes Crossroads shopping center, along with a First Watch. Other restaurants on the main road include Steel City Pizza, The Great Greek Mediterranean Grill and Mi Fiesta Tacos & Tequila. Doctors’ offices, banks and other businesses are scattered throughout the area, too, and Roper St. Francis Healthcare’s Berkeley Hospital is less than 2 miles away.

How long it takes to drive to downtown Charleston and the beach

Downtown Charleston is about 25 miles away. “Normal time to get downtown would be about 40 to 45 minutes, but in high traffic times, it could be an hour or more,” Davis says. Residents can take U.S. Route 17 to Interstate 26, which connects south toward downtown districts like the French Quarter and Charleston City Market. “Seventeen can get really backed up, it’s just a lot of people going in one direction. But once you get to 26, you’re okay, you have a little better chance of moving right along,” Davis says.

The coast is about 35 miles away. The drive can take under an hour without traffic, but Davis says it’s rare for it to take less than an hour and a half. “If you’re going to, say, Folly Beach, that’s an hour plus. But it’s still a good day trip, you can go down for an afternoon and not shoot the whole day.”

Carolyn Lewis School and Northwood Academy are in the neighborhood

Carnes Crossroads is served by the highly rated Berkeley County School District, which allows transfers by application. There are two schools in the neighborhood, including BCSD’s Carolyn Lewis School, which opened in 2023 as the district’s second K-8 school. Northwood Academy, right next door, is a private Christian school. Both schools are within 2 miles of most homes.
