With ample farmland and winding country roads, Summit Township offers rural living in east-central Butler County. “It’s a quiet country neighborhood, that ‘everybody knows everybody’ type of place,” says Tara Smith, a Realtor with LPT Realty. “Born and raised here, and I’m still here. Don’t think I’d ever want to leave.” Residential privacy and outdoor recreation are cornerstones of the community, with proximity to the Butler-Freeport Community Trail and hunting grounds at State Game Land 164. “It’s definitely a quiet place to raise a family with plenty of space,” Smith says. “We don’t even have stoplights.” While the township embraces a slower pace of life, it borders the bustling city center of Butler and offers access to major thoroughfares such as U.S. Route 422, connecting residents to the rest of the county and beyond.

Summit Township features ranch-style homes and one-acre lots
Among the township’s winding country roads and thickets of mature trees, homebuyers will find a mix of ranch-style, Cape Cod and bi-level homes. Most properties were built from the 1950s through the ‘90s and offer residents plenty of privacy, with a median lot size of just under an acre. Home prices typically range from $220,000 for smaller Cape Cods to $350,000 for larger ranch-style homes. Manufactured houses tend to be less expensive, selling for $90,000 to $115,000. In the southeastern corner of the township is the Rustling Oaks subdivision, where New Traditional homes typically sell for $300,000 to $430,000. “We don’t have much new construction going on, but I will say that the market is moving fast. Homes are selling quickly, and I think there’s a draw for the older styles,” Smith says. Limited inventory means that houses rarely come on the market, but when they do, they tend to sell after 44 days, which is on par with the national average. Summit Township has an overall CAP Index crime score of 2 out of 10, lower than the national average of 4.

Access to the Butler-Freeport Community Trail and SGL 164
While Summit Township does not have any public parks, it offers plenty of opportunities for outdoor recreation. The Butler-Freeport Community Trail passes through the southern half of town and is accessible via several trailheads. The rail trail covers 21 miles and follows the path of the former Western Pennsylvania Railroad, which now leads walkers, runners and cyclists past acres of farmland and meandering creeks. Residents interested in hunting or fishing can join the Summit Township Sportsman’s Club, which has indoor and outdoor shooting ranges, an archery range and a catch-and-release pond stocked with bass and carp. State Game Land 164 is a popular hunting spot along the northeastern edge of Summit Township. The SGL is managed by the Pennsylvania Game Commission and is open for hunting during established seasons, with native game including eastern wild turkeys and white-tailed deer. Golfers can play a round at Hiland Golf Course, a public 18-hole course along the town’s northern edge. Residents must head to Butler to find a traditional park. Butler Memorial Park is less than 10 miles away and has a playground, athletic facilities and several covered picnic pavilions.

Early College Pioneer program at Butler Senior High School
The Butler Area School District serves the township and earns an overall grade of B-minus from Niche. Kids can attend Summit Elementary School, which scores a B-minus, before moving on to Butler Intermediate High School, which receives a C-plus. Butler Senior High School earns a B and partners with Butler County Community College to offer an Early College Pioneer program. The program allows seniors to take college-level courses on BC3’s campus at a discounted rate, and transportation is provided from the high school to the college. Nearby private school options include Saint Wendelin School, a Catholic school serving prekindergarten through eighth grade alongside St. Wendelin Church and the Saint Clare of Assisi Parish.

Shopping and dining are limited in Summit Township, but there are a few spots where residents can pick up the essentials and grab a bite to eat. “We’ve got a little ice cream stand that everyone knows, a café and a post office, but that’s about it,” Smith says. “Everyone just goes into Butler for shopping.” Within the township, Dollar General and Herman Mini Mart sell the necessities, while Sportsman’s Supply is a go-to spot for hunting, fishing and sporting goods. Local restaurants include The Bonniebrook, a rustic diner serving comfort foods for breakfast, lunch and dinner. The diner also hosts weekly trivia nights and live music. Anna Marie's Winery and Cafe serves homestyle Italian dishes and local wines, and Corner Cones is a go-to spot for dessert with more than 30 different flavors of ice cream. Those traveling along the Butler-Freeport Community Trail will pass by Derailleur Bike Shop Café, which sells small bites alongside the cycling essentials.
The neighboring city of Butler has more shops and restaurants, including the closest grocery store to Summit Township. The Butler Commons shopping center is less than 10 miles away and has Aldi, Walmart and Target. Just across the street is Moraine Pointe Plaza, which features Home Depot, Giant Eagle Supermarket and MovieScoop Moraine Pointe Cinemas.

Events in the borough of East Butler
Summit Township surrounds the borough of East Butler, where the East Butler Sports Complex features several ballfields that are home to the East Butler Baseball Association. The complex is also a destination for community events, with past festivities including a car show with live music, food trucks and plenty of vintage vehicles. There are also events at the East Butler Volunteer Fire Company, including a summer celebration with craft vendors, a DJ and fireworks. “The fire hall has plenty of events throughout the year, especially for the holidays. The churches always have big picnics and fish fries, so we keep ourselves entertained,” Smith says. There are several houses of worship that bring the community together, including St. Mary of the Assumption Church and Butler Wesleyan Methodist Church.

Access to U.S. Route 422 and distance to Pittsburgh
There’s no public transportation in Summit Township, and its rural landscapes mean that residents rely on their cars to get around. U.S. Route 422 and Pennsylvania Route 356 wind through the countryside, and Butler is less than a 10-mile drive away via US 422. Butler Memorial Hospital is the closest hospital to Summit Township and is certified as a Primary Stroke Center by the Accreditation Commission for Health Care. PA 356 provides access to Pennsylvania Route 28, which leads about 40 miles southwest to Pittsburgh. Pittsburgh International Airport is around 60 miles from the township.
