Suburb with small-town atmosphere

Summit is a sprawling commuter hub that’s 23 miles east of Manhattan, but with its charming locally owned businesses and abundant historic buildings, there’s a strong sense of living in a small-town atmosphere. Silk manufacturing brought this community into the modern age, and after World War II, suburbanization took off. Many recent residents have shown a tendency to work in finance, though the community also serves as headquarters for many tech companies, from biotech to telecommunication services. "Today, Summit is known for its nationally recognized schools, its beautiful, historic and vibrant downtown, and its lovely tree-lined streets that boast homes from all eras,” says Patricia Meola, president of the Summit Historical Society's Board of Trustees. The CAP Index crime score is 1 out of 10. The national average is 4.

Colonials, Craftsmans from $600,000

Prices in Summit can range from a $420,000 townhouse up to $1.5 million for large estates like a Victorian or even a newer modern traditional home with five or six bedrooms. Most homes, though, range from $600,000 to $800,000. Buyers can expect to see various types of colonials and Craftsman-style homes framed by neat yards and driveways, with a few older trees thrown in. "More likely than not, these homes have been renovated, but it's been done so in a way that the integrity of the home remains," says Emily Frisch, team leader of The Frisch Team at Re/Max Select of Morristown. "I think the community is what keeps people in Summit. It's incredibly diverse but also close-knit. The neighbors know each other.”

Lacrosse at Summit Senior High

High-ranking public schools are a big draw to the area. Children can begin their education at Lincoln-Hubbard Elementary School and Summit Middle School, both of which have an 11-to-1 student-teacher ratio. Summit Senior High School has an award-winning performing arts department and forensics team. Lacrosse is a popular sport in the area, and the school’s team has been ranked in the top 20 nationally – once tallying up 68 consecutive game victories. All of these public schools receive an A-plus from Niche. If families prefer private education, a few are within the Summit, including Kent Place School and Oratory Preparatory School.

Briant Park, Summit Community Center

Summit has many parks that dot the east and south sides, making it easy to hop from one green space to another. Briant Park has diverse amenities across 30 acres: picnic areas, athletic fields, a trail and a pond that’s used for fishing in warm weather and ice skating in colder temperatures. Nearby, the Summit Community Center was renovated in 2019 and includes a lounge, meeting room, game room, small kitchen and two gyms. Union County Open Space & Recreation Park offers an entry point to the 2,000-acre Watchung Reservation, which is popular with hikers and horseback riders. For a more manicured environment, Canoe Brook Country Club is a private 36-hole club founded in 1901.

Shopping and dining on Springfield Avenue

Springfield Avenue is downtown's main drag lined with eclectic eateries like Roots Steakhouse, Ani Ramen, coffee shops, a pizzeria and a brewery. There are also boutique shops to visit. "Scotti's Record Shop has been in town for what seems like forever and is a must-visit if you are a lover of vinyl records," Frisch says. “Stepping beyond Springfield Avenue, there’s Banderas Deli & Restaurant, an oft-overlooked breakfast spot that serves traditional Costa Rican breakfast.” History lives on at the Summit Diner, which is housed in a railroad car across from the downtown commuter station. Open since 1939, it’s said to be the oldest diner in the state. From late April to Thanksgiving, the Summit Farmers Market pops up on Deforest Avenue. Groceries can be grabbed on the east end, where a Shop Rite and a Kings Food Market are located near the Springfield Place shopping mall.

Summit Opera House, Visual Arts Center

Summit has many historic community gathering places. Located on Springfield Avenue, the Dominican Monastery of Our Lady of the Rosary offers weekday and Sunday Mass. It was founded in 1919. Summit Opera House, built in the 1890s, still stands downtown and is a mixed-use building now with Winberie’s restaurant on the ground floor. The Summit Playhouse, a quaint stone Romanesque building from 1891, is one of America’s oldest continuously operating amateur theaters. The Visual Arts Center of New Jersey is across from Summit Middle School, and has workshops for all ages as well as a summer art camp.

Commuting to NYC

Commuters have access to a pair of train stops: the downtown Summit station and the New Providence station on the west end. The former gets riders to New York City in 50 minutes — or 35 minutes for the express line. Route 24 and Interstate 78 on the north and east sides of Summit help with getting around the community and exploring the greater region. For those who prefer a bus, New Jersey Transit offers bus service to Newark. Lakeland Bus Lines offers another option for reaching Manhattan. The Newark Liberty International Airport is about 15 minutes away via I-78.
