About Silver Summit, UT

About Silver Summit, UT

Silver Summit’s location in the Wasatch Mountain Range, near the Uinta Mountains, make it a high-end sierra paradise. The community is luxurious yet rural, with a prominent country club and equestrian presence. The area's rugged terrain lends itself to a cornucopia of outdoor recreation: hiking, mountain biking, golfing and famously skiing. “It’s in the Park City area, with some second homes and some primary residents. There’s a ski area near it called Deer Valley,” says Realtor Dylan Natale, who works with Berkshire Hathaway HomeServices Utah and has over a decade of experience in the area. The community is sheltered and private, with a 1 out of 10 CAP Index Crime Score, lower than the national average of 4.

Parks

Silver Summit has access to many hiking trails with views of snow-covered peaks and panoramic ridgelines. Spring Creek Trail, on the south side of the locality, provides a 16-mile loop open to mountain bikers, dog walkers and birders. It features scenery of wildflower meadows alongside Spring Creek, a stream that flows south of the dramatic Lewis and Porcupine peaks, which can be seen in the distance. On the west side of Silver Summit, Bad Apple Trail is a multi-use pathway that crosses East Canyon Creek and has more mountain scenery. Glenwild Golf Club and Spa is in the heart of the community and offers an exclusive, luxurious experience — it was even ranked as the best course in Utah by Golf Digest in 2023. “It's a private club, so you have to be a member to golf there,” Natale says. The course has 18 holes, while the club’s amenities include a swimming pool and upscale dining. Deer Valley Resort is located on Bald Eagle Mountain, only about 10 miles south of Silver Summit. Heralded as one of the most famous skiing spots in the country, it has won the title for best ski resort in the United States for 12 years in a row, according to the World Ski Awards.

Homes

Much of Silver Summit has a rural feel; most of the homes in its eastern half rest on open multiacre lots, with barns and fences for an equestrian lifestyle. Developed widely through the 1990s, these contemporary homes range from $1.6 million to $6.5 million and usually have views of the Wasatch Mountains. Houses in central Silver Summit are often part of the Glenwild HOA community, centered around the namesake golf club. These contemporary mansions, which often have wine cellars and saunas, range from $5.5 million to $12 million. The community’s south side has condos ranging from $450,000 to $650,000, where complex amenities can include communal pools and fitness centers. Throughout Silver Summit is untouched land overlooking nearby ski slopes and sweeping views, ranging from $900,000 to $5.4 million. Homes can take some time to sell in Silver Summit, staying on the market for 133 days on average, compared to the national average of 47 days. “It depends on pricing, so it’s a strong market but not as good as it used to be,” Natale says. This is due to the heavy influx of remote workers at the height of COVID-19 when virtual work was widespread, which has since diminished.

Next door, Anaya's Market Park City serves as the local grocery store, although more options like Walmart Supercenter and Whole Foods Market are just a few miles east. The supermarkets are adjacent to Junction Commons, an outlet mall brimming with popular name-brand clothing stores.
