Folsom Park homes sit near Sumter shopping and dining

Half retail and half residential, Folsom Park residents have a very short drive to shopping and dining in Sumter. Homes are far enough away from Sumpter Mall that the neighborhood still has a suburban feeling. “There’s not much housing around the mall,” says Heidi Burkett, a Realtor with ERA Wilder Realty and Sumter Resident. “It’s more commercial.” There are multiple parks in the surrounding neighborhoods. Folsom Park is also close to downtown and Shaw Air Force Base. Burkett says that many people from the military retire in Sumter. Average home values here are lower than in the Sumter Metro area.

Brick ranch homes and townhouses with varied price points

The area is made up of a few smaller subdivisions, like Archdale. “It’s been there for a while,” Burkett says. “It’s a subdivision with large lots and smaller homes.” Brick ranch-style houses from the 1950s and ‘60s are common and range from around $30,000 to $150,000, depending on condition. The townhouses in the Wall Street Subdivision tend to be larger than the single-family homes in the area, starting at $190,000 and going up to about $220,000. The average lot size is a little over a quarter of an acre. The neighborhood has a higher percentage of renters, around 80%.

The neighborhood is close to Sumter’s central commercial strip

Burkett says that Sumter Mall isn’t quite as popular as it used to be. “We do have an anchor store that’s a nice clothing store,” she says. Belk, Cato and Manhattan all sell apparel. It has only a few restaurants, including a sushi spot called Five Star and King Wok, a Chinese eatery. Wesmark Plaza is a shopping center with a movie theater. Broad Street borders the neighborhood and is a central commercial strip. There are many fast-food and fast-casual chains in the area, as well as some local eateries like Tin Lizzies Cafe of Sumter. Aldi and Piggly Wiggly are two grocery options.

Local colleges partner with Sumter High for advanced programs

The majority of the neighborhood can attend Willow Drive Elementary, which has a C-minus rating from Niche. Students in the neighborhood are then zoned for either C-plus-rated Alice Drive Middle or C-minus-rated Ebenezer Middle. Sumter High has a C-plus rating and offers dual enrollment and early college programs through the University of South Carolina Sumter or Central Carolina Technical College, which are nearby. Morris College is also in the area. Sumter School District has an open enrollment option that is based on availability and capacity.

Nearby parks offer tennis lessons, playgrounds and seasonal festivals

Folsom Park is within a few miles of several parks and the YMCA of Sumter. Palmetto Park has a playground with a splash pad, baseball fields and a pond. The Palmetto Tennis Center is home to 36 courts in total, four of which are pickleball courts. The facility hosts tournaments and offers private lessons as well as group clinics for all ages. Dillon Park has three football fields, an exercise track and playground equipment. Burkett says the Swan Lake Iris Gardens is a big attraction for Sumter. The park is home to all eight known species of swans and hosts annual events like the three-day Iris Festival in May.

Public transit connects Sumter to Columbia and beyond

Folsom Park is car-dependent and is located between major roads like Broad Street and the Robert E. Graham Freeway. Prisma Health Tuomey Hospital is less than two miles away. Public transportation from The Santee Wateree Regional Transportation Authority includes a fixed route service throughout the city and a commuter service from Sumter to Columbia, which is about 45 miles away. Columbia Metropolitan Airport has many non-stop flights to major cities, including Boston, New York and Miami. According to First Street, the area has a severe heat and wind risk.
