Investors and homeowners shape Loring’s evolving identity

On the outskirts of the Sumter Historic District, Loring is in the midst of change. “It is a transitional neighborhood that is probably progressing slowly, but it is happening,” says Heidi Burkett, a Realtor with ERA Wilder Realty and Sumter Resident. Close to shopping and dining, the neighborhood is attracting investors. “There’s a lot of renters there, but there’s also a lot of homeowners,” Burkett says. “When a homeowner sells their house, if it’s not already fixed up, then people are going in and buying homes and fixing them up.” Some homes may be within walking distance of Croswell Park and the local elementary school.

Loring has older homes with some now being updated or rebuilt

The majority of homes were built in the 1940s and ‘50s and are under 1,500 square feet. Prices range from around $50,000 to $200,000. “[The neighborhood is] divided by a street called Lafayette,” Burkett says. “The Crosswell side of it...it’s a lot of investment properties. The other side of Lafayette... It’s older homes and older neighborhoods, a lot of them have not been updated.” Homes are starting to be updated or torn down and rebuilt. The average lot size is about a quarter of an acre, and many streets have sidewalks. Nearly 70% of the neighborhood is made up of renters.

Crestwood High offers dual enrollment and career programs

Crosswell Drive Elementary and Chestnut Oaks Middle get C-minus ratings from Niche. Crestwood High has a B-minus grade. The high school offers dual enrollment and early college programs through nearby Central Carolina Technical College or the University of South Carolina Sumter. Students can also take classes through the Sumter County Career & Technology Center. Sumter School District offers open enrollment options based on grade level and availability.

Small neighborhood parks and major attractions nearby

The nearest green space is Crosswell Park, near the elementary school. “It’s just a little neighborhood park,” Burkett says. “It’s not very large, but it does have playground equipment.” There are more parks within a few miles, including Riley Park. Its stadium hosts the University of South Carolina Sumter Fire Ants and Morris College Hornet baseball teams. Swan Lake Iris Gardens is one of Sumter’s biggest attractions as it’s the only public park in the country that’s home to all eight swan species. Visitors can see The Butterfly Garden, sculptures and various plant species. The park hosts the annual Iris Festival in May and a holiday light display in December.

Loring is close to parks, pizza shops and health care

Loring’s central location is close to shopping, dining, local businesses and industrial warehouses. CVS, Walgreens and Piggly Wiggly are nearby shops. Fast-food chains are plentiful throughout the area, but there are also a few local eateries like Tony’s Pizza. Burkett says that the growing downtown area has great restaurants like Side Bar and Hamptons. Residents can visit the Sumter Opera House, Sumter Museum and Sumter County Library. “A lot of people are involved in book clubs,” Burkett says. Prisma Health Tuomey Hospital is around a mile away.

Route 401 connects Loring to I-20 and nearby cities

The neighborhood has some walkability to downtown, but it is still mostly car-dependent. U.S. Route 401 runs through the neighborhood and connects to Interstate 20. The Santee Wateree Regional Transportation Authority has a fixed route service throughout the city and a commuter service from Sumter to Columbia, South Carolina. The drive to Columbia is around 45 miles west, and Columbia Metropolitan Airport has several non-stop flights to major cities, including New York, Charlotte and Orlando. Loring has a severe heat and wind risk, according to First Street.
