Carved out along the wooded edges of the Second Millpond, midcentury homes on spacious lots define the Sumter neighborhood Second Mill. Sumter's greenbelt hugs the western and southern edge of the neighborhood, which meets at the beloved Swan Lake Iris Gardens. The community is also less than a mile from the University of South Carolina Sumter, Central Carolina Technical College and Alice Drive Elementary and Middle schools, making the neighborhood convenient for faculty, staff and families wanting to live close to the educational area. “This is a classic southern suburb,” says Realtor and broker Talmadge Tobias with Re/MAX Summit. Tobias is a retired city manager who served Sumter for 39 years before working in real estate for the last 19. “It’s an older area, but it’s a safe neighborhood that people really enjoy. I moved to Columbia for a little while but moved back here because it was a great place to raise my children. Sumter is made from a lot of people who care about each other.”

Larger lot sizes in Second Mill
Houses in Second Mill developed between the late 1940s and late 1970s. Most homes sit on a quarter to a half-acre, allowing homes to sit back away from the road while maintaining a substantial backyard. “The houses here have more space because of when they were built,” Tobias says. “You get more room than in newer subdivisions where the houses are built closely together.” Pine, palmetto and oak trees shade yards, and backyard pools let residents cool off in the heat. Some homes have private dock access to Second Millpond. Brick ranch-style homes and Cape Cod-inspired homes range between $150,000 and $275,000; and spacious Colonial Revival homes range between $300,000 and $475,000. There aren't sidewalks here, but the streets are quiet enough for residents to go on a morning run or a walk with the family dog.

Students attend Sumter School District
Sumter School District serves nearly 15,000 students and earns an overall C grade from Niche and an A-minus for diversity. Palmetto Park is part of a large recreation area that includes the Bobby Richardson Sports Complex, Palmetto Tennis Center, a dog park and a children's play area. Swan Lake Iris Gardens is one of Sumter's stand-out attractions, named after its Japanese iris garden. “The gentleman who owned this area was trying to grow irises, but he couldn’t get them to bloom. So, he threw all his flowers and seeds down by the lake and it surprised him by turning into this beautiful garden,” says Tobias. “This park is also the only place in the country with all eight species of swan.” In addition to its iris gardens, the park has butterfly gardens, trails that look out on Swan Lake, a playground and an events pavilion. The park is home to popular events like the December Fantasy of Lights holiday display and the Iris Festival. This longstanding Sumter tradition is a three-day fair that ends with the crowning of the king and queen of the festival. The gardens connect to the Shot Pouch Greenway, a multi-use trail surrounded by lush flora spanning 3 miles across the city to Dillon Park. Second Mill is also just 32 miles from Lake Marion, perfect for a weekend of fishing, boating and camping.

North Guignard Drive is Second Mill’s main thoroughfare
Residents can get to Sumter's main retail area on Broad Street via North Guignard Drive. The retail hub is home to Sumter Mall, big box stores like Hobby Lobby and Lowes and grocery stores like Walmart, Piggly Wiggly and ALDI. There are several chain restaurants around the area and a few local options. Residents can have classic Mexican food on the patio at Mariachi's or get a fresh smoothie from Johnny's Garden and Juice Bar. Sumter Farmers Market is located on the USC-Sumter campus and is a favorite for artisan goods, local food and fresh South Carolina produce. It is open every Friday from 12 p.m. to 5 p.m. Downtown Sumter is about 3 miles from Second Mill, featuring locally owned boutiques, popular restaurants and annual events like Oktoberfest on Main, Fourth Fridays and live music on Main.

Getting around Second Mill
Second Mill is 10 miles from Shaw Air Force Base. The community is "primarily military," says Tobias. “The base has a very strategic placement and we’re proud of it—it’s made our community very patriotic. Our new motto is ‘Uncommon Patriotism.’” SWRTA buses offer shuttle service to and from the base and around the city. Prisma Health Tuomey Hospital is the city's largest medical center, less than 3 miles away. The community is also 3 miles from Highway 378 and 20 miles from Interstate 95. From there, residents are 45 miles from Florence, 50 miles from Columbia and 100 miles from Charleston. Columbia and Florence have regional airports, but Strickland notes that some residents may choose to drive to Charlotte for its airport. Charlotte-Douglas International Airport is about 115 miles away and offers direct and international flights.
Residents use Route 378 through Second Mill for shopping and to access Shaw Air Force Base.
