The Swan Lake area offers lush gardens and peaceful surroundings
This neighborhood's greenery comes from Swan Lake Iris Gardens and the trees lining the gridded streets. While the park attracts residents to Swan Lake, it is also close to much of what Sumter has to offer. Shaw Air Force Base is about 10 miles away. “We have the Air Force and Third Army,” says Heidi Burkett, a Realtor with ERA Wilder Realty and Sumter Resident. “A lot of military will come back to Sumter, because they liked it so well, to retire.”
Most homes in the area are older ranch-style houses from the 1950s
Ranch-style homes are common in the area, but some two-story options are available. “It’s mostly older, larger, established homes,” Burkett says. Most homes were built in the 1950s, and the average size is a little over 2,000 square feet. Houses typically sell for around $140,000 to $310,000, but larger homes can go for closer to $370,000 to $520,000. Sometimes an occasional property will sell for over $1 million. The median lot size is over a quarter of an acre. Homes stay on the market for around 85 days, compared to the national average of 53 days. The neighborhood has a severe wind and heat risk, according to First Street.
Nearby colleges offer an early start for high schoolers
Students living east of North Guignard Drive can attend Willow Drive Elementary School, which has a C-minus grade from Niche. Homes west of the same street are zoned for B-rated Alice Drive Elementary. The whole neighborhood can attend Alice Drive Middle and Sumter High, both of which earn a C-plus score. The school district offers open enrollment based on availability and capacity. The University of South Carolina Sumter and Central Carolina Technical College are both nearby. Sophomores and juniors can take dual-enrollment and early college programs at both colleges.
Plants, swans and seasonal fun at Swan Lake Iris Gardens
Swan Lake Iris Gardens attracts residents and visitors to the area. “It’s our big tourist attraction,” Burkett says. “We have every species of swan in the world there, and it’s a big park with a lot of activities going on there.” The annual Iris Festival takes place for three days in May. The festivities include live performances, a car show and children’s activities. The park celebrates the holidays with Fantasy of Lights, the state’s largest free Christmas light show. The park is also home to art sculptures, seasonal flowers and birds of all species. The Butterfly Garden educates the public on the insects, while The Chocolate Garden has chocolate-themed plants and flowers, like chocolate cherry tomatoes. The YMCA of Sumter is an indoor recreation option.
Dining options range from family-run spots to upscale fare
Quiet streets give Swan Lake a more residential feeling, but it is still close to shopping and dining options. Pizza Lane is a family-run restaurant with a buffet and salad bar. Liberty Seafood and Brubaker’s Cafe & Bakery are two more nearby eateries. Grocery shopping can be done at Food Lion and Piggly Wiggly. Residents may also choose to drive downtown to dine. “We have The Hamptons, which is a high-class restaurant,” Burkett says. “We have Sidebar, which is very popular and has outdoor dining as well as inside.”
Major roads and commuter services connect Sumter to Columbia
The area is mostly car-dependent, but some homes are within walking or biking distance of Swan Lake Iris Gardens. Some residents may choose to ride golf carts to the park. Prisma Health Tuomey Hospital is just a few miles away. U.S Route 521 runs through the neighborhood and connects to U.S. Route 76, which leads around 45 miles west to Columbia, South Carolina. The Santee Wateree Regional Transportation Authority offers a commuter service from Sumter to Columbia and a fixed route service throughout Sumter. Columbia Metropolitan Airport has many non-stop flights to major cities, including Atlanta, Charlotte and New York.
