On the northern end of Phoenix’s West Valley, Sun City West is a master-planned community that offers resort-style living to folks aged 55 and up. “It’s a self-sufficient community, like a giant cruise ship on land,” says metro area resident Melissa Twitchell, a Realtor with eXp Realty. Sun City West is one of several active adult communities in the West Valley under the umbrella of developer Del Webb, which include Sun City, Sun City Festival and The Grand (formerly Sun City Grand). According to Twitchell, though, Sun City West stands out for its activities, clubs and sports facilities. "It’s got more recreation opportunities to offer than any of the other master-planned, age-restricted communities in the area,” she says.

Across Sun City West’s four recreation centers, residents have access to indoor and outdoor swimming pools, tennis and pickleball courts, fitness centers and mini golf. The community also has seven full-size golf courses; the largest is Grandview, featuring contoured fairways and plenty of hazards, and the newest is Deer Valley, with a rolling, palm tree-lined landscape. Residents might play shuffleboard or bocce, then go bowling at the indoor alleys or outside on a well-manicured lawn.

A lower average home value than The Grand
The average home value in Sun City West is about $415,000, lower than The Grand's $510,000 and the Phoenix metro area's roughly $600,000. All of the 16,900 residences here have a single story, and are either townhouse-style patio homes, Gemini twin homes or detached single-family homes. L-shaped and U-shaped ranch-style layouts are common, as are Spanish Revival-style details like stucco exteriors and clay-tile roofs. Most were constructed between the late 1970s and late ‘90s, but there are some 21st-century additions within a few sections of the community. Homes that back up to a golf course are generally considered the most desirable and are usually the most expensive.

A club for every interest
Residents seeking their niche can choose from over 100 athletic, artistic and general interest groups and activities. Model railroad tracks in various scales can be found both indoors and out, and the community has its own woodworking shop. The R.H. Johnson Library is full of books and magazines, and also hosts author signings and monthly lectures, plus chess and puzzle clubs, iPhone tutorials and year-round crafting classes. At Theatre West, residents can catch plays and musicals staged by talented cast members from the community, and during the Sizzling Summer Concert Series, locals can see their favorite tribute bands perform at the Palm Ridge Recreation Center.
By car or by golf cart
Most residents get around the community in golf carts, which are allowed on all roads. Sun City West is bordered by Loop 303 and Grand Avenue, the West Valley's major artery, so those with cars can easily access the metro area. The community isn't gated, but Twitchell says that its geographic location provides it with plenty of privacy. “What I love about Sun City West is that it's in an area where people don’t need to drive through it to get somewhere else, so there’s not a lot of extra traffic that drives through there,” she says. The community is home to the Banner Del E Webb Medical Center, and Phoenix Sky Harbor International Airport is roughly 30 miles southeast, offering flights to more than 120 domestic and international destinations.
The Sun City West Posse aids the Maricopa County Sheriff's Office in crime prevention
Law enforcement is provided by the Maricopa County Sheriff's Office. While Sun City West does not have its own police department, the community is patrolled by the Sun City West Posse. The Posse is an independent group made up entirely of volunteers, many of which are retired law enforcement officers. While the Posse is not permitted to engage in law enforcement, it operates as the eyes and ears of the community, and the constant presence of its patrol cars aids in deterring theft and burglary. The Posse also works to keep the community safe and secure by performing wellness checks and keeping an eye on the homes of residents who are gone for extended periods of time.
