Nature-focused suburb with new and remodeled homes

An outdoor vibe permeates the city of Austin, and the Sunset Valley suburb is no exception to this rule. Many of the areas in the neighborhood are connected by hiking and biking trails making it a very walkable environment. Homes are placed among green belts and natural conservation areas; most people live within a one-mile square. Since 2021, the median price for a home in Sunset Valley has dropped to $1.2 million. Most homes at this price include at least three to four bedrooms. Many remodeled homes from the 1950s when the neighborhood first was established are still prevalent. The newer and larger homes have innovative contemporary architecture, many with the popular local stone creatively used in the façade.

Shopping and dining nearby

Groceries, home improvement stores, restaurants, coffee shops, and a plethora of other shopping are within two major shopping areas serving the neighborhood. Major retail stores are placed along the feeder roads of the highways and along Brodie Lane where ample shopping for daily necessities can be found. Pockets of locally owned businesses dot the area adding a cultural flair. Sunset Valley Village and Sunset Valley Marketfair are two shopping centers directly in Sunset Valley convenient to home.

Toney Burger Center hosts sports, events and a weekly farmers market

The Toney Burger Activity Center was founded in 1977 as part of the Austin Independent School District. Sitting on over 48 acres of land conveniently located in the neighborhood, the center provides an athletics facility and event venue. Serving as the headquarters for all the AISD Athletics, activities include football, track, band, basketball, baseball and soccer. The Sunset Valley Community Gardens provides a place for growing organic vegetables and is open to all residents.
The Sunset Valley Farmers Market, one of the most popular farmers markets in Austin, is at the Toney Burger Center every Saturday during the year. Locally grown produce and artistic ware from vendors fill the space with a creative play space for young ones.
The annual Arts Fest is a local tradition held at the Toney Burger Center in April. This is a free event with over seventy vendors representing different artistic forms from woodworking and jewelry making, to ceramics and paintings. Live music and food round out the festivities. Events such as the Winter Solstice, National Night Out and Arbor Day Tree Planting are just a few examples of activities of this close-knit community.

Nature areas and greenbelts offer trails throughout the neighborhood

Sunset Valley Nature Area and the Indian Grass Prairie Preserve span the middle of the neighborhood providing a lovely natural setting for hiking or enjoying the outdoors. The Longview Neighborhood Park is just outside the southern border of Sunset Valley and has ample parking, an outdoor basketball court, and sports fields. The Gaines Creek Greenbelt is in the northern triangle of Sunset Valley north of Highway 290 and connects to the Barton Creek Greenbelt. The Violet Crown Trail runs through this greenbelt from Zilker Park in the north, through Sunset Valley to points south including the Lady Bird Johnson Wildflower Center. Part of this trail through the neighborhood has a planned completion in 2023.

Public schools rank above average

Sunset Valley and Boone Elementary Schools serve the neighborhood, each ranking above average on standardized testing. These public elementary schools are part of Austin ISD and cover prekindergarten through fifth grade. The feeder patterns include Covington Middle School and either Bowie High School, the largest school in the Austin ISD, or Crockett Early College High School, where students earn college credit. Both high schools are highly ranked. There are several choices of private schools in the neighborhood or close by.

Easy access to highways makes commuting simple from Sunset Valley

Most residents use cars to get to and from work and leisure, however, the Capital Metro buses serve the area. Sitting at the intersection of Highway 290 and Highway 1, it is an easy commute to anywhere in Austin. Many residents work close to home, however, there are roadways such as Brodie Lane and W. William Cannon Drive that allow for other options if traffic is heavy on the freeways. Interstate 35 is a few miles to the east leading to north and south Austin and other regions of Texas. Austin Bergstrom International Airport is twelve miles away, and downtown Austin is six miles away.
