A community-oriented coastal community with quiet beaches to pair
As Miami Beach continues to solidify itself as a popular vacation destination, many have begun to look at Surfside as a neighborhood that retains a feeling of being community-centric. With its mayor and town commission, much effort has been placed into providing a know-your-neighbor vibe to pair with the scenic shores of the Atlantic in its backyard. With countless events held throughout the year, a walkable dining district, and several ways to enjoy life under the sun, Surfside provides its residents with plenty to keep busy.

Surfside Beach and manatee sightings
“Surfside is one of the only neighborhoods in the area where you can walk directly from your home onto the beach,” says Jennifer Brilliant, an agent with One Sotheby’s Realty Inc., who has sold over 20 homes in the neighborhood. Surfside Beach boasts more than a mile of pristine public beach, where residents can enjoy days by the Atlantic. Its paved pathways allow for morning strolls and bike rides along the coast, where visitors can expect a much quieter environment than the shores to the south. The neighborhood's western side borders Indian Creek and Biscayne Bay, sections of Florida’s Intracoastal Waterway. This area is hugely popular for fishing and boating and critical habitat for native wildlife like dolphins, manatees and sea turtles. Most homes on the water feature a private dock for boating or a quick trip across the bay to mainland Miami.

The homes of Surfside
Thanks to its wide residential streets, many locals get around the neighborhood on foot or by bike. Lining these streets are primarily Spanish-influenced ranch-style homes built in the 1940s and onwards, with clay-tiled roofs and bright exteriors, along with newer modern styles. Homes typically range in price between $1 million and $2 million, but larger waterfront properties can cost up to $20 million depending on size and condition. The neighborhood features plenty of condominium buildings for beachfront living, with a wide selection of prices depending on location and community, ranging from $500,000 to $1.5 million.

Sweetheart dances and Surf Street Block Parties
As a result of having its own government, Surfside is incredibly community-oriented, which can be observed in its array of events. A staple of the neighborhood for over ten years is the Surf Street Saturdays Block Party, with each date being a different theme, full of live music, arts and crafts and local food vendors. They also host a Surfside Street Art Festival in the spring to promote local artists and a Sweetheart Dance at the Surfside Community Center in February.
Eat locally along Harding Avenue
Longstanding businesses have called Harding Avenue home for decades, where Surfside's small-town feel is most apparent. A stroll along the street reveals a variety of diverse cuisines to explore, like Neya, a popular fine dining restaurant where Israeli-Mediterranean fare can be enjoyed. Dessert can be found just a few doors away at Morelia Ice Cream Paletas, best known for its variety of frozen treats. When it’s time to shop, groceries can be picked up at the local Publix, while luxury retail options like Saks Fifth Avenue are located less than a mile north at Bal Harbor Shops.

Surfside's exceptional schools
“A big pull for homeowners in the area are the neighborhood’s surrounding schools,” says Brilliant. When class is in session, young students head to Ruth K. Broad Bay Harbor K-8 Center, which earned an A-minus from Niche and offers clubs for students in geography, coding, fitness and more. Meanwhile, older students attend Miami Beach Senior High School, where Niche has given a B grade.
Ruth K. Broad Bay Harbour K-8 Center is the choice school for Surfside residents.
Commutes to downtown Miami
Many residents commute into downtown Miami for work, and thanks to I-195 West, it is a quick 13.3-mile drive. Just 2 miles farther along the same route sits Miami International Airport, where travelers catch flights out of the area. Visits to Mount Sinai Medical Center off Alton Road are a convenient 5.8-mile commute, while classes at Barry University sit a 5-mile drive away via FL-922 West. Many residents also get around the neighborhood using the Metrobus, as well as free trolley rides provided by the city.

Hurricane preparedness
As a result of being situated in southern Florida, Surfside falls within the path of tropical storms and hurricanes. However, The local government provides an in-depth preparedness guide with hurricane kits and checklists on their website for residents to take advantage of.
