Surprise Farms
Suburban Neighborhood in Surprise, Arizona
Maricopa County 85388
Single story homes and vast estates
Surprise Farms is split into multiple subdivisions, but housing options remain consistent with many homes built in the early 2000s. Many homes have received upgrades like solar panels for lower utility bills and large backyards with patios for relaxing outside in the shade. With the traditional stucco walls and and terracotta roofs typical of Spanish Revival architecture, in Surprise Farms homes feature large foyers with room to spread out and enjoy the space. Homes in Surprise Farms run between $375,000 to $750,000. “Our market’s changed. If they’re priced right they’ll move quick. The sellers are still trying to hold out for top dollar. So that’s a challenge, Whalen adds.Community recreation near Arizona's wild frontier
Surprise Farms is home to several community parks for residents to get outside and enjoy nature. At Surprise Farms Community Park children can cool off during those scorching summer days at the splash pad or burn off some energy by traversing the shaded jungle gym area. The basketball court provides the perfect space to work on your jump shot or play a pickup game. You can master your kickflip at the recently constructed skate park, which is filled with plenty of ramps and rails. The neighborhood is topped off with a dog park for four-legged companions. At White Tank Mountain Regional Park eight miles west, there are more than 30,000 acres for biking, camping and hiking. The park is also a great place for stargazing and getting an up close look at the magic of the universe when night falls.Dysart Unified School District

The Willow Canyon Wildcats have succeeded on the field with two state softball championships and are the home of the three-time USA Spirit National Champion co-ed cheer team. Surprise is also home to Ottawa University, a four-year private institution. Many students also attend nearby Estrella Mountain Community College and GateWay Community College. The City of Surprise has partnerships for residents to obtain tuition free certificates in in-demand fields.Desert baseball haven
The population of Surprise explodes during February and March with Surprise Stadium serving as the spring training home for the Texas Rangers and Kansas City Royals of Major League Baseball. The city welcomes more than 100,000 visitors to the area with fans of America’s past time descending on the desert to get a first look at their respective teams. The city has added a number of new events over the past few years in growing the passion for baseball in the desert while creating some new traditions that Surprise residents can rally around. Residents can enjoy movie nights, pup nights along with a Spring Training 5k race, and the Out of the Park Music Festival to ring in the season.
303 Loop and micro-transit options
Surprise Farms sits near the State Route 303 loop running north-south providing access to retail centers. In Surprise proper the city is served by Valley Metro transit bus service and light rail. The city started a new micro-transit pilot program called WeRide Surprise. While not available right in Surprise Farms, the on demand rideshare service offers rides from dozens of pickup locations nearby and provided more than 17,000 rides to 22,000 passengers in its first 10 months of operation.West Valley retail resurgence
Surprise Farms is minutes away from Village at Prasada shopping center which has more than 70,000 square feet of shops and restaurants for all retail needs. In his 2024 state of the city address in March, Surprise Mayor Skip Hall stressed that the city has been working hard to develop retail options to keep residents shopping locally in providing the options they need, and in supporting the local tax base. “Surprise is at another level of development. There are phases of development and when I first came on the city council it was houses. We built a bunch of houses; a bunch of rooftops. And a lot of those people went to other cities to shop. They just did. And so we had this concept called retail leakage. And now we’ve done a good job of curbing that with Prasada,” Hall says. Residents can check out Barrio Queen for authentic Mexican cuisine. At Cooper’s Hawk Winery & Restaurant pair the perfect full bodied red in the full service tasting room with a succulent cut of meat. Since opening more than 30 percent of visitors to Prasada are from outside Surprise, bringing a net gain into the city. Additionally, Prasada will be expanding with the development of Prasada North adding more retail and restaurant favorites. Whalen notes the city has been working to develop a city center expanding its core around assets like Ottawa University.
