Everybody knows everybody in Swansea
With a 2021 population of 726, Swansea is a very small town 21 miles from downtown Columbia. For its size, it has ample amenities: several well-maintained parks, some shops and charming family-owned restaurants. Its library puts on ongoing events, like movie nights and book clubs, and its neighboring town has a celebration called the Annual Pelion Peanut Party that brings all of Lexington County together. “Swansea is a very small town. It’s for people who want to be away from the city,” says real estate agent April Banks of Century 21 803 Realty, who’s sold real estate in the Columbia area since 2017. “It’s the kind of place where everybody knows everybody.”
Peaceful neighborhood of bungalows and mobile homes
Swansea properties are primarily mobile homes and bungalows, typically between $150,000 and $200,000. However, some newer, multi-story American traditional-style homes have been built in the last 10 years and usually list for around $250,000. “Swansea has a lot of families and retirees. I showed a house to a retired couple that was really excited about how safe the neighborhood felt—that their grandkids could play outside and they wouldn’t have to worry,” says Banks. Including the many land-only listings in Swansea, the average list price is about $265,000.

Annual Pelion Peanut Party unites Lexington County
Each November, Swansea residents head to the nearby town of Pelion to attend the Annual Pelion Peanut Party, a gathering of local farmers to boil their peanuts communally and share them with the community. The Pelion Ruritan Club has a well-kept secret recipe they use each year, and residents enjoy trying them fresh. The festival’s grown beyond just its peanut origins and now features a parade, craft show, amusement rides, fireworks and a peanut butter and jelly eating contest. Throughout the year, the Swansea Branch Library brings together community members with its ongoing events, like story times, book clubs and movie nights.
