Towering pines and fir trees line the remote streets of Cascadia, a quaint and quiet community in the southeast region of the Willamette Valley. The neighborhood lies in the foothills of the Cascade Range, with plentiful hiking trails within a short drive. Thick woodlands contribute to the area’s secluded feel, and residents enjoy large lots and privacy from their neighbors. “Cascadia is a community on the outskirts, located between Corvallis and Eugene,” says Andrew Hutson, a local Realtor with United Real Estate. “It’s great for people working remotely who want to be more in touch with nature. There’s not a lot nearby and it’s tucked away.” The closest conveniences are in Sweet Home, around 14 miles to the west. Cascadia has a significantly lower crime rate compared to the United States average, with a CAP Index crime score of 1 out of 10, compared to the national average of 4.
Hiking in Cascadia State Park
Thick forests and lush foliage are the result of the rainy Pacific Northwest atmosphere, providing verdant views of the Cascades from the many nearby hiking trails. “Outdoor lovers are basically steps away from recreation,” Hutson says. “There are trails for mountain biking and hiking right outside your backdoor.” Cascadia State Park is home to around 4 miles of trails, including the Lower Soda Creek Falls Trail, which takes visitors past flowing waterfalls and through old-growth woods. The State Park also has picnic shelters and campgrounds. A short drive east, the Rooster Rock Trail is 4-miles out-and-back, with expansive views of the surrounding mountains. Cascadia is about a 15-mile drive from the Green Peter Reservoir, which spans over 3,700 acres and has a handful of waterside parks where visitors can picnic, swim or launch their boat for an afternoon on the water.

Expansive properties in the Cascades
Most of the area’s farmhouses and ranch-style homes were built between the 1940s and early 2000s, with a few dating to the late 19th century. Lots range from half an acre to around 30 acres, and some provide private access to the South Santiam River. Homes with roughly an acre or less range in price from $185,000 to about $400,000, while houses on larger properties go for $420,000 to $750,000.

Unique electives at Sweet Home High School
Cascadia is served by the Sweet Home School District, starting with Foster Elementary School, which earns a C overall grade from Niche. Sweet Home Junior High School receives a C-plus and offers a variety of extracurriculars, including clubs centered around the outdoors, gardening and coding. The C-rated Sweet Home High School offers a unique selection of elective courses, from sports literature and crime scene investigation to creative writing and desktop publishing. High Schoolers can also take courses in the College Now program, where they earn credits toward both their diplomas and college degrees without leaving Sweet Home High.

Waterfront dining at The Point Restaurant
Residents can head to nearby Sweet Home for a bite to eat and can start their day by getting their daily dose of caffeine at Into the Brew Coffee House on Main Street. The Point Restaurant has been serving the area since 1970, where diners can enjoy their meal with a view of the Foster Lake Reservoir across the street. Public transit in Sweet Home
The Santiam Highway runs through the community and can take drivers roughly 14 miles west to Sweet Home or about 80 miles southeast to Bend. From Sweet Home, travelers can take the Linn Shuttle to Lebanon or Albany. The Sweet Home Shopper bus provides transit from Cascadia three times a day on Mondays, Wednesdays and Fridays.
