Farmland, open fields and thick woodlands border the Calapooia River in Holley, a quaint, spread-out community around 4 miles southwest of Sweet Home, Oregon. Views of the surrounding hills and forests encompass multi-acre private properties, while being just a short drive from the shops, restaurants and recreation surrounding Sweet Home’s Main Street. “Holley is a really desirable community,” says Sarah Sawyer, a Realtor with Luxe Forbes Global Properties who grew up in the area. “It feels like you’re deep into the countryside, but the closest grocery store is only a few miles away.” The community was established in the late 1800s with sawmills bringing workers and small businesses to the area, but today, it remains a quiet crossroads. Additionally, crime rates in Holley are significantly lower than the national average, with a CAP Index crime score of 1 out of 10 compared to the national average of 4.
Pine-lined streets and Calapooia River access
The streets of Holley are lined by towering pine and fir trees, with quiet winding lanes connecting residential streets. Ranch-style homes and bungalows built throughout the mid-to-late 20th century sit on lots ranging from a half-acre to over 20 acres, and many have fenced-in sections for horses, livestock and gardens. Empty lots with between 2 and 10 acres range from $75,000 to $280,000. Homes on around 5 acres or less go for $325,00 to $450,000, while homes with larger lots can reach up to $750,000. “One of the biggest draws to the area is being close to the river,” Sawyer says. “A lot of properties back up to the water. When I was younger, my uncle and grandfather both had river access, so I would swim a lot in the summer.”

Grab a bite to eat in downtown Sweet Home
The Halsey-Sweet Home Highway runs through the community and can be taken to Holley Market, which has a small selection of snacks and essentials. The highway can take drivers around 5 miles northeast to downtown Sweet Home, where they can grab their groceries at Thriftway or Safeway. Sunshine Espresso has coffee, tea and baked goods and, across the street, Downtown Restaurant & Lounge serves pub bites from burgers and fries to steak and mashed potatoes that can be enjoyed along with a drink and a round of pool. Those with a sweet tooth can get their fix at Sugar Vibes Donut Co.

Leap into the river at McKercher Park
McKercher Park is a short drive west of Holley along the Calapooia River and is a popular spot for picnicking, fishing and swimming. Sweet Home’s Sankey Park has a playground, picnic areas and a BMX track alongside Ames Creek. The Foster Reservoir spans over 1,200 acres and is lined with waterside parks where visitors can go for a swim, fish from the shore or launch their boat or paddleboard for a day out on the water.
McKercher Park is a few minutes drive from Hoilley and is a popular spot for picnics and outdoor activities.

Holley Elementary School lies on Crawfordsville Drive and earns a C-minus grade from Niche.
