As an outlying neighborhood of Downtown Syracuse, Elmwood offers a more tranquil, family-friendly vibe than its other city counterparts. “Elmwood is a quieter neighborhood in Southside since it’s on the edge of Syracuse,” says local broker Itay Sapir with SAP Real Estate Group. “There are a lot of dead-end streets, so there’s not as much traffic.” Residential streets with simple, folk-style homes define this pocket of the Salt City, fostering a laid-back atmosphere while keeping residents connected to picturesque outdoor spaces—like the popular Onondaga Park—and the vibrancy of Downtown.
Workers cottages and two-family homes offer housing options
Well-maintained residential streets lined with sidewalks welcome residents to their homes in Elmwood. “Elmwood mainly has traditional two-story homes,” Sapir says, noting that most of the neighborhood was built up in the early 1900s. Vernacular workers cottages represent the most common architectural styles, scattered amidst colonial-styles, bungalows and craftsman-style homes. Many of the neighborhood’s American Foursquares have been converted into apartments or two-family homes. Typically, prices range from $32,000 to $242,000. Sapir notes that Elmwood’s lower prices compared to surrounding communities are another draw to the neighborhood.

Corcoran High offers IB options for upper-grade students
School choice in Syracuse allows students in prekindergarten through ninth grade to apply to any school within the Syracuse City School District, which earns a C-plus score from Niche. Kids may attend McKinley-Brighton Elementary School before advancing to Brighton Academy for sixth through eighth grades. Both schools earn C-minus grades. Corcoran High School serves Elmwood students and gets a B-minus. The high school offers an International Baccalaureate that’s split into two programs, the Diploma Programme and Career-related Programme, both for 11th and 12th graders. Ninth and 10th graders may also choose to enroll in the Middle Years IB Programme for an early start toward the diploma.

Sapir says proximity to parks is another major appeal for Elmwood residents. Elmwood’s namesake park offers 65 acres of recreational opportunity, including athletic fields, sports courts and a playground. Nearby Onondaga Park is the crowning jewel of Southside; the landscaped park nestled along Onondaga Creek provides open green spaces, sunken gardens and a picturesque stone bridge. Scenic waterside trails encircle Hiwatha Lake and lead to basketball courts and the seasonally open pool. “Onondaga Park has the natural creek and lots of wooded trails you can hike, and the playground for kids is popular,” Sapir says. “On hot summer days, people will put their feet in the creek or the pools created by the rocks. The water is freezing, but it’s clean.”

Limited shops and dining with more options just south
Elmwood maintains a mostly residential feel, with only a few convenience stores and other establishments, such as barber shops and services, strewn along busier South Avenue. Swallow’s Grill is one of the only restaurants in Elmwood, serving diner fare like burgers and chicken wings. A Dollar General fulfills basic essentials, and Price Rite is the closest grocery store, though other nearby options include Wegmans and Price Chopper. A few small shopping plazas are also clustered along Seneca Turnpike further south, with thrift shops and restaurants like Don Juan Café and The Deli on Valley.

South Avenue serves as a main route for Elmwood residents. The street has many bus stops that link commuters to Downtown Syracuse and neighboring communities. Elmwood also puts residents in proximity to major thoroughfares like Interstates 81 and 481. Elmwood is about 9 miles from Syracuse Hancock International Airport and 3 miles from Crouse Hospital.
