Low living costs in Near Eastside
About two miles east of Downtown Syracuse , Near Eastside offers dining, parks and homes with prices below the U.S. national median. The neighborhood is especially popular with renters, some of whom attend Syracuse University, less than a mile away. "I would say the best things are low living costs and proximity to everything," says Zachary Johnson, an associate broker at Acropolis Realty Group with over 7 years of experience. Streets are pedestrian-friendly, and access to Interstate 690 and Centro buses makes it easy to get around town. "You can walk, bus and drive," Johnson says.
Limited market with multifamily homes and apartments
Near Eastside's housing was built throughout the 20th century; Colonial- and Craftsman-inspired styles with front porches, uncovered driveways and modest lawns are typical. Nearly 90% of the neighborhood's residents are renters, and many properties have been converted into multifamily dwellings. "There are lots of duplexes, which is good because it contributes to lower living costs," Johnson says. There are a handful of apartment buildings, too, like Summit Apartments with on-site laundry and parking. Homes rarely go on the market, but the median sale price is $250,000, compared to the U.S. national median of about $420,000.
Dual-enrollment at Henninger High
Near Eastside is part of the Syracuse City School District, which Niche rates a C-plus overall. Kids may start at Dr. Weeks Elementary before moving to Lincoln Middle — both rated C-minus. Teens may attend the C-plus-rated Henninger High, which offers dual-enrollment courses for credit at Onondaga Community College.
Pocket parks, the arts and E.M. Mills Rose Garden
There are a few pocket-sized parks here, including Carm's Dog House Park, where puppies and pooches run free, and Ormand Spencer Park — a DIY skate park with picnic tables. Loguen Park is the neighborhood's go-to for a playground trip. Nearby, the Community Folk Art Center offers classes in music and dance, and across the street, Broadway comes to town at the Syracuse Stage. A mile away, Thornden Park includes playing fields, a community pool and courts for tennis and basketball. The 76-acre park is especially popular with college students at nearby Syracuse University, some of whom volunteer at the E.M. Mills Rose Garden, where hundreds of colorful roses bloom.
Fast-casual bites, drinks and cats
Near Eastside offers a handful of supermarkets, restaurants and small businesses. There's a Price Rite with the grocery essentials, and Asia Food Market sells specialty ingredients, including enoki mushrooms, imported ramen and live seafood. To start the morning, Kelsey's Coffee and Friends serves coffee, pastries, and breakfast bites. Other locally owned spots offer more fast-casual fare, like Asian Palace's chicken katsu and Mi Casa Grande's empanadas and tamales. Harvey's Garden is a laid-back, social venue with food trucks, beer on tap and weekly events, like Cosmic Bingo and Wine Wednesdays. Just outside the neighborhood, Luna Cat Cafe is the spot to relax with a boba or bento alongside some feline friends. Downtown Syracuse is close by, too, featuring dozens of shops and restaurants to explore. "Downtown has bars, dining, a ton of stores — basically, everything is happening downtown," Johnson says.
Syracuse sports and celebrations
Syracuse has a handful of annual festivals to look forward to, including the New York State Fair in August, which features carnival rides, live music and festival foods ranging from deep-fried PB&J to pickled Dr. Pepper. Johnson says the St. Patrick's Day celebration on Tipperary Hill, 4 miles away, is a Syracuse highlight. "They do a Shamrock Run, where you're basically drinking and running at the same time," he says. "The parade is big too, and that goes through downtown." According to Johnson, many residents love Syracuse sports, particularly football and basketball. On game days, it's common for neighbors to throw on their merch in support of the Syracuse Orange.
Walkable streets, Interstate 690 and Centro buses
Interstate 690 borders Near Eastside, providing a direct route downtown. Centro buses stop in the neighborhood, and streets are sidewalk-lined. "Even more than walkable, it's drive-able," Johnson says. "Traffic isn't crazy. You'll be able to get where you need to go with minimal stops." SUNY Upstate Medical University is less than 2 miles away, and Syracuse Hancock International Airport is an 8-mile drive.
