Historic home and city proximity define life in Sedgwick
Syracuse’s first residential historic district, Sedgwick embodies a vintage appeal alongside a family-friendly atmosphere. Homes throughout the neighborhood showcase 20th century designs from renowned Syracuse architects, and the Sedgwick Preservation District aims to maintain this historic aspect by keeping properties as intact and original as possible. “You usually have to get permission from the Sedgwick Preservation before you want to make any changes to your house,” says Chip Hodgkins , a local associate broker with Hunt Real Estate ERA who grew up in Sedgwick. In conjunction with the long-standing architecture, Sedgwick Farm Tennis Club was established nearly 130 years ago. “The true name of the neighborhood is Sedgwick Farm, but they dropped the “Farm” over the years,” Hodgkin explains. “It’s a 5-minute drive to Downtown Syracuse. So it’s a city neighborhood, but you’re not living in the action. It’s the kind of place with old, established homes and sidewalks where kids will go outside and have fun.” Additionally, proximity to Syracuse University, just two miles south, and the city’s hospitals attracts both university and healthcare personnel.
Mature trees shade twentieth century architecture
Maple and oak-lined residential streets are laid out in a gridded pattern, aside from Sedgwick Drive, which weaves like a boulevard through the center of the neighborhood. “Sedgwick Drive has these island-like medians, with mature trees and landscaping,” Hodgkins says. “You’ll see kids riding their bikes along the roads or on the sidewalks.” Housing styles range from cozy bungalows and ranch-styles to elegant Colonial Revivals and Tudor Revivals. “Most of these houses were built in the ‘20s and ‘30s, so you’ve got the classic American architectural styles,” Sedgwick says. “Several of them have in-law suites and the ones on or near Sedgwick Drive usually sit on one-fourth to one-third of an acre. In outer Sedgwick, lots are down to one-tenth of an acre.” While prices can start around $90,000 for a property in need of major repairs, move-in ready homes typically cost from $165,000 for a quaint bungalow to $680,000 for a larger historic home.
Established tennis club and parks offer outdoor play
A major recreational piece to the Sedgwick neighborhood is the Sedgwick Farm Tennis Club, a private club formed in the 1890s and reconstructed in the early 1950s. Members can practice their swing on one of the nine red clay tennis courts. Near the club, Schiller Park features a community swimming pool with a waterslide, a playground, athletic facilities and a community center. “Jazz in the City comes to Schiller Park once during the summer,” Hodgkins says. “The concert series goes to different parks throughout the city, bringing free jazz music to the public.” On Sedgwick’s south side, Lincoln Park is a pocket park with a playground and soccer field. Across the street, the dark red-clay Roman Revival architecture of St. Vincent De Paul Church towers over the homes along the street.
City schools and Syracuse University serve the area
Sedgwick students can begin at Salem Hyde Elementary School, which receives a C rating from Niche, before attending Lincoln Middle School, which has a C-minus. Henniger High School, rated a C-plus, is the largest high school in the district with about 1,500 students. “It’s common for the neighborhood kids to walk to the schools,” Hodgkins says. “It’s a walkable, safe area.”
About 2 miles south of Sedgwick, Syracuse University is an R1 research university home to about 22,000 students. With renowned programs in Public Affairs and Broadcast Journalism, the private institution is beloved throughout the state and beyond. The community dons their best orange attire to cheer on Syracuse’s athletic teams, which are arguably more popular than the area’s professional sports teams.
Riley’s and Shop City provide local eats and retail
The quiet, residential roads of Sedgwick don’t feature much retail, but locals can dine and shop around the outer layer of the neighborhood. The Century Club, about a mile away, is a private dining club that works in partnership with Sedgwick Farms Tennis Club. “There’s also Riley’s, a popular Irish pub for the locals to go to,” Hodgkins says. “It’s Irish-American fusion. You have to get their homemade potato chips.” To the east, Shop City is a retail plaza with banks, medical clinics, takeout eateries and a Tops grocery store. For more restaurants and retail options, it’s common for residents to head to Downtown Syracuse, just 2 miles away.
Major interstates and the Centro ease commutes
While no major thoroughfares run directly through Sedgwick, Interstate 90 is readily accessible just north of the neighborhood and Interstate 81 merges with Interstate 690 just south. There are several Centro bus stops scattered throughout the community, and Syracuse Hancock International Airport is about 5 miles north. “Sedgwick isn’t in the flight path of the airport, so noise isn’t a concern at all,” Hodgkins notes. St. Joseph’s Health Hospital is nearby, serving the area and drawing in residents who work in the healthcare industry.
