Valley
Suburban Neighborhood in Syracuse, New York
Onondaga County 13205, 13207
Neighborhood has wide rang of architectural styles
Valley has verdant, winding, narrow streets, some with sidewalks. Many of the residences in the Valley neighborhood are older and well-established, built between 1940 and 1969. A number of homes were built in the late 1800s. Houses in North Valley tend to be less expensive than their southern counterpart due to their proximity to south Syracuse, which has a higher crime rate (6/10 on the CAP Index). "We've seen some growth around Salina Street," says T.J. Perkins, an associate real estate broker with Acropolis Realty Group who was born and raised in Syracuse. Homes below Seneca Turnpike typically have a slight price increase. Old Style, Cape Cods and ranch-style homes are popular architectural styles throughout South Valley. " Lots are small here," Perkins says. "All less than ¼ acre." Some homes have either attached or detached garages, and some have neither. Overall, prices range from $63,000 to $227,000.Locals can feed the ducks
Diverse recreational outlets mean residents can tailor an active lifestyle. The 95-acre Rand Tract Park features wooded trails that lead to Webster Pond, a small sanctuary where locals can purchase corn and feed hundreds of ducks and geese. Situated on the eastern bank of Onondaga Creek, Meachem Field is a city park packed with amenities, including an ice rink, athletic spaces and a playground. The 67-acre Upper Onondaga Park is home to Hiawatha Lake, multiple tennis courts, three basketball courts, a playground and a swimming pool.High school offers AP classes
Students can start their education at Meachem Elementary School and move on to Clary Middle School. Both have a C-minus score from Niche. At Onondaga Senior High School, students can take Advanced Placement® coursework and exams. The school has a B grade.Daily commute is easily accessible
Syracuse's economy is looking brighter as Micron Technology, the computer chip factory, is slated to break ground in the northern suburbs in 2024, ensuring that the area will receive plenty of fringe benefits, thousands of job opportunities and auxiliary businesses. Interstate 81 skirts the area's eastern boundary, and U.S. Route 11 runs directly through, making commuting much more accessible. Downtown Syracuse is less than a 2-mile drive on local streets. The area has several Centro bus stops, and Syracuse Hancock International Airport is a 4-mile drive via I-81.Shop has over 200 ice cream flavors
Some residents can walk to get their groceries at ALDI, .01 of a mile on S Salina Street. For dining, one of the area's top-rated restaurants, Don Juan Café, serves authentic Puerto Rican cuisine and is best known for its empanadas. The eatery’s buffet-style lunch features chicken stew and yellow rice. Gannons Isle Ice Cream is a small-batch ice cream parlor that makes its frozen treats from locally sourced ingredients. Among the shop's more than 200 rotating flavors, some favorites, like Cookie Smash, are always on the menu, while other flavor favorites, like creme brûlée, make seasonal appearances.
