Richmond Place
New employers nearby cutting down commute times
Many Richmond Place residents are commuters who depend on their home's proximity to Interstate 75, which abuts the neighborhood's western edge. Some make the daily miles-long journey to downtown Tampa for work, but several large employers have moved into the New Tampa region, reducing the time some residents commute. "We're going to have three hospitals. One is currently being built," Rome says. "We have two others, Advent and BayCare. So that's creating jobs. There's also a Raymond James Financial company that's said to be placed on State Road 56." For those who don't have access to a car, the New Tampa Limited Express bus line runs along Bruce B. Downs Boulevard and offers a connection to the University of South Florida.Highly diverse schools offer robotics classes
Students in Richmond Place attend highly rated schools that emphasize diversity and creativity. Most begin across New Tampa Boulevard at Clark Elementary, with a Niche score of A, then age up to Benito Middle School, rated B-plus. According to Niche, Clark and Benito are the most diverse elementary and middle school options in all of Florida. Once they reach 9th grade, students begin attending Wharton High, which has a B-plus Niche score. In addition to a student-run newspaper, Wharton students are encouraged to find their passions through many career and technical classes, such as game and animation design, robotics, culinary operations and health sciences.Plenty of parking for condos, townhouses and Mediterranean designs
Richmond Place's multiple subdivisions mainly consist of condominiums and townhouses, all of which sit behind privacy gates. The neighborhood's architecture has a distinct Mediterranean influence – townhouses, condominiums and single-family homes often feature exemplary design elements such as terracotta roofs and exteriors made of natural colors and materials. With its large population of commuters, parking availability is implicit in the neighborhood's design. Multi-family options offer private parking spaces out front while single-family homes come as one- or two-story snout houses, which dedicate most of their frontages to a garage. These form the highest end of the price range, with most single-family options selling for between $350,000 to $625,000. Townhomes and condominiums, meanwhile, usually sell for $150,000 to $325,000.Rec centers, community parks and expansive wildlife preserves
Residents enjoy resort-style amenities offered through homeownership, including a clubhouse, playgrounds, a heated pool with lap lanes and a waterslide, a heated spa, and courts for tennis and basketball. If those amenities fill up, the New Tampa Recreation Center sits across Interstate 75, offering multiple ball fields, a skatepark, an off-leash area for dogs and indoor facilities for rainy days. Across Bruce B Downs Boulevard, Cypress Creek Nature Preserve's 2,500 acres are free and open to all. Hiking trails meander through the vast preserve of hardwood forests, pine flatlands, wet prairies, and freshwater marshes, which provide habitats for endless wildlife to photograph, including wild hogs, turkeys and snakes. There’s also the nearby Flatwoods Park, known for its seven-mile paved loop trail. "I go there to ride my bike. It's a beautiful park," Rome says. "You can walk your dog, ride your bike -- all the things. There's shade from trees, and I think they even have areas for water, so you know you're hydrated even if you forget to bring your water bottle."Endless shopping from home to Wesley Chapel
Locals pick from multiple shopping centers for pantry essentials and weekend outings. The Walk at Highwoods Preserve is a nearby shopping center that provides residents with almost everything they need, including big box and grocery stores such as ALDI and Lotte Plaza Market. Less than a mile north, the Village at Hunter's Lake offers another place for grocery runs at Sprouts Farmers Market, wood-fired pizza from Via Italia, and health-conscious quick fixes from Fresh Kitchen. When seeking some action, most residents travel roughly 6 miles north to businesses in Wesley Chapel. There, residents share stories from the week and throw back street foods at KRATE, a shopping mall made out of shipping containers. Between Wesley Chapel and Richmond Place, the Shops at Wiregrass offers the densest array of choices with more than 120 stores.Broadway musicals and garage sales
Richmond Place "draws families in and you get that sense of community with all the activities that the community is offering," Rome says. Events organized by the community HOA occur year-round, including winter carnivals, community-wide garage sales and pool parties. Outside of the neighborhood, events are even more common. The New Tampa Performing Arts Center hosts many weekly events, including Broadway musicals, folk dance festivals, and their recurring Hollywood Hillsborough Film Series. The Shops at Wiregrass hosts over 100 annual events a few miles north, including a bi-monthly farmers market. "They do all different kinds of vendors and sell anything from doggy treats to plants and clothing," Rome says.Things to consider
Many small lakes and creeks dot the landscape of New Tampa, including a few in the eastern ends of Richmond Place. When it rains heavily, these areas become prone to high water. Most homes in Richmond Place are located in Flood Zone X, meaning there is a moderate-to-low risk of flooding. However, homes closest to the Walk at Highwoods Preserve and the Village at Hunter's Lake are all in Zone AE, a special flood hazard area.
