Growing diverse urban community home to Raymond James Stadium
For many, living in the stadium area of a major metropolitan area conjures images of high-density development and traffic jams exacerbated by slow-moving crowds of football fans. While there’s nothing residents can do about the Buccaneers faithful eight to nine weeks a year, the area around Tampa’s Raymond James Stadium is surprisingly quiet and residential most of the time, despite being within walking distance to the St. Joseph’s Hospital campus. “West Tampa is really growing in popularity right now because it’s close to downtown, close to the airport, close to shopping and dining districts,” says Lara Manrique, a Realtor with the RE/MAX Alliance Group. The area’s growing popularity has brought a variety of people into the neighborhood. “There’s a huge diverse culture there,” says Ben Mitrano, a residential commercial land specialist at LPT Realty. “It’s got a good food scene all around as well.”

From ranch-style to contemporary homes
The real estate market of West Tampa is competitive, mainly because of its future potential for growth. “They are doing a lot of development along the river to the east and west side,” Manrique says. “That will eventually creep west, so the Stadium Area is increasingly popular with buyers and investors.” Homes in the neighborhood were built in the ‘50s and ‘60s, so there are many ranch-style homes set on a concrete slab with a driveway and a carport. These ranch-style homes have sold for between $200,000 and $500,000. There are also contemporary homes that have sold for between $500,000 and $800,000. According to Manrique, there has been an uptick in renovations and redevelopment. “We’re seeing people take two-bedroom, one-baths and turning them into three-bedrooms, two-baths.” Mitrano adds, "This area is in a non-flood zone, which is a plus.”
Modern, large bungalow homes can also be seen in the area.
The majority of homes in the Stadium area are single family Florida ranch style homes.

Cuban sandwiches at Los Gringos Tampa
In a nod to the local architectural vibe, the Fiesta Shopping Center is Spanish-inspired with terracotta roof tiles. The area is known for its Latin influence, which is apparent at the neighborhood grocery store, Fresco y Más, a supermarket chain founded in 2016 to serve Hispanic communities throughout South Florida. Ristorante Amaretto is in the same shopping center and serves Italian favorites like tortellini and ravioli. Los Gringos Tampa serves breakfast and lunch and is known for its Cuban sandwiches. Acro Iris Cafe also has Cuban-inspired food, including their popular plantain chips.

Raymond James Stadium, home of the Tampa Bay Buccaneers
Residents of the neighborhood don’t have to go far for entertainment. The Tampa Bay Buccaneers stadium, Raymond James Stadium, is in the neighborhood. While the team only plays eight to nine home games each season, the stadium hosts concerts, University of South Florida games, soccer games and professional wrestling. Across North Dale Mabry Highway from the stadium is George Steinbrenner Field, which hosts the New York Yankees during spring training.

Well-regarded public and private schools nearby
Families with children are assigned to Hillsborough County Public Schools, which is B-plus graded and the second-best school district in the Tampa area, according to Niche. Children start at Tampa Bay Boulevard Elementary, or TBBE as it is known locally, before moving on to Madison Middle, both of which earn a B-minus grade from Niche. In ninth grade, students attend Jefferson High School, which earns a B grade and has extracurricular activities for students like Key Club and a student newspaper. As for private options, Jesuit High School and Tampa Catholic High School are nearby, and both earn an A-plus mark from Niche.
Tampa Bay Boulevard Elementary, established in 1927, is a learning center that serves PK-5.
Jefferson High School serves students in the Westshore community.

Over 130 acres at Al Lopez Park
There are no parks within the Stadium Area, but the neighborhood is surrounded by green space that doubles as a parking lot during events at Raymond James Stadium. There is a dedicated sidewalk that surrounds the grounds, allowing for outdoor recreational activities like a dog walk or a bike excursion. A few blocks north, Al Lopez Park is a community gathering hotspot on approximately 130 scenic acres. The park features freshwater ponds, sports facilities and a community center. Residents looking for a regular running route will appreciate the park’s 1.2-mile asphalt multi-purpose trail that eventually gives way to a nature trail through wooded areas. Those with dogs can let them run loose at the dog park there. Capaz Park has a playground and a pavilion area just south of the neighborhood.

Bordered by U.S. Route 92 and Dr. Martin Luther King Jr. Boulevard
“Getting around Tampa from the Stadium Area is no problem because it’s so close to everything,” Manrique says. U.S. Route 92 runs along the western border of the neighborhood, heading south toward MacDill Air Force Base before turning west over Old Tampa Bay toward Clearwater and St. Petersburg. 12 blocks south of the stadium is Interstate-275, which connects to the peninsula via Howard Franklin Bridge and ultimately links the entire region. To get downtown, Dr. Martin Luther King Jr. Boulevard intersects with North Florida Avenue and North Tampa Street, which run south into the city. Downtown Tampa is a 5-mile drive from the Stadium Area. Just across Dr. Martin Luther King Jr. Boulevard is the closest hospital, St. Joseph’s Hospital. The Tampa International Airport is 4 miles away. Residents can use the Hillsborough Area Regional Transit bus from stops along Dr. Martin Luther King Jr. Boulevard.
US 92, otherwise known as Dale Mabry, runs through the heart of Stadium Area.
