Located in the northern portion of South Tampa, Swann Estates is a residential neighborhood that offers a unique blend of urban access and suburban character. With its convenient location along Kennedy Boulevard, the neighborhood is minutes from downtown Tampa and just across the bridge from St. Petersburg. Its classic charm is accented by an eclectic variety—in everything from houses to shops and restaurants. “This area started out with the intent to be exclusively Mediterranean in style,” says Jeff Shelton, real estate agent with Compass Florida, LLC and longtime resident of the area. “But it turned out to be much more diverse and exciting.”
Spanish and Mediterranean accents galore
Homes in Swann Estates are an eclectic mix of styles and design philosophies. True to its original intent, the neighborhood does indeed feature a number of Spanish Mediterranean-accented homes in both ranch and traditional style. Also present, however, are large estate homes with Greek revival elements, farmhouses with touches of Queen Anne accents, traditional Victorian homes, and even cozy bungalows. More recent construction also features Modern architecture. With its location being a bit farther out than most urban neighborhoods, homebuyers can expect sizeable yards shaded by oak trees. Prices in the area generally range from $650,000 for a 3-bedroom ranch style to $1.5 million for a traditional style home with Spanish accents. Newer construction and larger estate homes can go for even higher, with some exceeding prices of $2.5 million.
Head to downtown Tampa or stay closer to home
Swann Estates is minutes from downtown Tampa, making it easy for residents to access their favorite spots in the city. Those looking to stay a bit closer to home can do just that without even having to drive. “The area is fantastic as far as walkability goes,” says Shelton. “You can easily walk to Westshore Plaza and get a bite to eat or do some shopping.” Featuring over two dozen shops, a movie theater and popular restaurants such as P.F. Changs and Maggiano’s Little Italy, Westshore Plaza is less than a mile away from the neighborhood. Along West Kennedy Boulevard, residents can eat at local favorites like Jimbo’s Pit Bar B-Q and Metro Diner, and finish off the night with desert at The Revolution Ice Cream Co. Locals can take care of grocery needs at the corner of Dale Mabry and Henderson Boulevard, which features both a Trader Joe’s and a Wild Fork market.
Some of the best schools in the Tampa Bay area
Students in the Swann Estates neighborhood begin their education at Grady Elementary, before moving on to Coleman Middle and finally finishing up at Plant High School. According to Niche, these schools earned grades of A, A-minus, and A-plus, respectively—making the nearby schools some of the very best in the area. “Schools are often a big part of why people move to region,” says Shelton. “They absolutely have some of the best schools in the Bay area.” The athletics program at Plant High is equally accomplished, with teams such as boys’ and girls’ basketball, cheerleading, cross country, football, tennis and volleyball all winning state championships in recent years.
