Established and close-knit
An established Tampa neighborhood, Wellswood, Florida, offers a close-knit community in a convenient location. “It’s the closest thing you can get to a hometown feel in the middle of Tampa,” says Michelle Nichols, a Realtor with Florida Homes Realty and Mortgage who grew up in Wellswood. “It hasn’t lost its charm. The majority of the people who are here have been here (for decades). They still talk to each other, are friendly with each other.”
From ranch-style to modern homes
The neighborhood’s first house was constructed in 1950, and today the majority of Wellswood’s single-family housing consists of sturdy, mid-sized ranch-style homes built in the following decades – homes that typically feature private drives and sizable front and back yards. However, larger one-story homes incorporating the arched entryways and windows of the Spanish Mission style, two-story custom homes and Modern-style homes with asymmetrical facades and large windows can be found as well. Prices range from $250,000 starter homes to $800,000 homes with either an additional story or additional amenities like an in-law suite, a larger lot or a two-car garage. The average number of days on the market for Wellswood is a little higher than the national average. The average home value for the neighborhood is slightly below Tampa and even further below the national average.
Diverse dining collection
Retail and dining options are prevalent along the West Hillsborough Avenue corridor, with the Publix-anchored Hillsboro Plaza just outside the neighborhood’s northwest corner, while an array of ethnic eateries can be found just north along the Armenia Avenue corridor. La Pequena Colombia, for example, has been family-owned and serving classic Colombian dishes since 1990. La Lechonera is a more casual eatery that specializes in Latin American Cuisine. Other retail and dining options can be found along West Martin Luther King Jr. on the neighborhood’s south side.
Sports fans welcome
Nearby are two of Tampa’s premier year-round outdoor venues: Raymond James Stadium, which hosts Tampa Bay Buccaneers games, concerts and other large events; and George Steinbrenner Field, which features Yankees spring training games among its slate of events.
Highly rated schools
Wellswood is home to two public schools under the direction of Hillsborough County Public Schools, including Trinity School for Children, a highly-rated charter institution serving students in kindergarten through eighth grade with a B-plus rating from Niche. Memorial Middle School received a C-plus rating from Niche and serves about 650 students with a student-teacher ratio of 19-to-1. Hillsborough High School received an A-minus rating from Niche and serves about 2,000 students with a student-teacher ratio of 21-to-1.
High community engagement
The Wellswood Civic Center is responsible for lots of neighborhood activities. Its community engagement includes bimonthly meetings and holiday parties on site, mural painting and upkeep of a community garden at the nearby Wellswood Park, which features a community center that provides a computer lab and offers afterschool programs and summer camps. The park complex also includes ballfields, athletic courts and a playground among its amenities. Additional recreational facilities nearby include Rivercrest Park, which features fishing docks and a canoe launch along the Hillsborough River that makes up Wellswood’s eastern boundary.
Easy highway and airport access
Wellswood is conveniently located near Interstate 275, which can be accessed from Hillsborough Avenue and Martin Luther King Jr. Drive and connects directly to downtown Tampa only 4 miles away. The Tampa International Airport is also just a short 15-minute drive west.
