Housing in Alta Vista is incredibly varied, from the apartments and condos on the north side to the single-family homes in the south. "Temecula really has been built up in the last 25 years, but there are still homes on what we'd consider the older side, from the '80s and '90s. That's most of Alta Vista," says Craig Flint, a Temecula local and Net Gains Real Estate owner. "Tax assessments are much lower for these older homes." The neighborhood's oldest homes are ranch styles from the late 1970s. Closer to the end of the 20th century, Spanish Revival designs and bungalows became much more common. Most homes range between $580,000 and $670,000, while newer or extensively renovated properties sell for $700,000 to $850,000.A top-rated school district and a California Distinguished School
Children living in Alta Vista may attend schools in the Temecula Valley Unified School District, rated an A on Niche and considered one of the best Riverside County districts. "We have a lot of families in Temecula. A lot of people are drawn here for the great school system," Flint says. Vail Elementary School is centrally located and scores a B-plus. Students may move on to A-minus-rated Margarita Middle School, before heading to A-rated Temecula Valley High School. Alta Vista has several green spaces, the most prominent being Ronald Reagan Sports Park on the neighborhood's south side. At 128 acres, this park has diverse recreational options, including several lighted sports fields, a playground, skate park and community pool. It's also the site of the Temecula CRC Amphitheater, which hosts the Summer Sunset Concert Series on Thursdays from June to August. On the north side, Margarita Park features pickleball courts and a connecting dog park, but it is best known for its colorful splash pad, which is popular with families during the year's hottest days.Nearby errand stops and quick access to Old Town
Right off Rancho California Road in the neighborhood's north side is a substantial commercial area within easy reach. Temecula Town Center has popular stops, such as Target and Vons, and less than a mile away is the start of Western-themed Old Town, home to specialty shops and restaurants. From happy hour and New American fare at The Goat & Vine to live music on the patio at Big Nose Winery, Old Town is one of the community's favorite gathering spots. "When I say that everyone goes to Old Town, I mean everyone. It's got great eats and gets really hopping on the weekend since there's always music or country dancing," Flint says.Close interstate access and commuter lanes help lessen drive times
Rancho California Road intersects the neighborhood and directly connects to Interstate 15, less than a mile away. "Our traffic is bad, but it's so expensive to live in San Diego County, so the commute is worth it for a lot of people," Flint says. "The county has built commuter lanes, though, and they're working on road expansion in a few places." The Palm Springs International Airport is just under 70 miles northeast of Alta Vista, and 3 miles south is Temecula Valley Hospital and a surrounding medical plaza.
