Once an 87,000 acre cattle ranch, the community of Vail Ranch now offers precisely what many come to Temecula looking for. With a growing stock of homes, top-notch schools and proximity to town centers and wine country, it offers enough ways to keep residents satisfied until the cows come home. "Everybody wants to move to what's called the 'Inland Empire,' which is the areas of Temecula, Murrieta and Menifee," says local Realtor and property manager Melissa Pires, who oversees more than 200 properties between San Diego and Inland Empire. "It's mostly been for the home prices and the wine country, which is a big draw."

Home on the affordable range
The residential streets of Vail Ranch sweep across the landscape's rolling hills to end in cul-de-sacs tightly packed between vast rows of red terracotta roofs. The area consists mainly of one- and two-story single-family homes in a Spanish style built after the mid-90s. Some larger properties resemble Colonial villas with flush balconies and carports. Floorplans differ, offering a range of home amenities such as one- to two-car garages. Regardless, they all sit on small, well-manicured lawns cut through by mid-sized sidewalks, which are shaded by tall palms and freshly pruned Japanese persimmon trees rising from garden beds. In general, prices in Vail Ranch are lower than elsewhere in Temecula but still range on the high end of $600,000 and $800,000, and a few million-dollar homes. "People can come here and buy a home for a little bit less than in San Diego," says Pires. "It's not as low as it used to be, but that's because the draw here is just incredible."

Straight-A schools for scholarship students
Young students in Vail Ranch begin school at Pabua Valley Elementary. Vail Ranch Middle comes next. Both schools earn Niche scores of A. Great Oak High School comes last, earning an even higher Niche score of A-plus. In particular, the high school is distinguished for its offering of an International Baccalaureate program and membership in the California Scholastic Federation, which offers college scholarships to high-achieving students.

Night markets in the old west
Vail Headquarters is an old west-themed town center located on Temecula Parkway. It has more than 15 stores and restaurants and hosts frequent community events. The most popular are a recurring meetup for owners of vintage Volkswagens, a farmers market every Tuesday, live music every Sunday and pop-up markets like the annual Starlight Bazaar.
A favorite for Vail Ranch locals is Temecula Clay, where you can take clay classes.

From their hilltop, residents of Vail Ranch can reach some happening places not too far away. "The Pechanga Resort and Casino is a big draw," says Pires. "They have concerts there fairly often and a high-end restaurant." South of Vail Ranch, Temecula Parkway offers a long corridor of shopping centers, including Vail Headquarters, that contain department stores, chain restaurants, grocery stores and even a hospital. Whether sharing a pie from Vail Pizzeria or a bowl of Agua Chile from La Isla Cevicheria, Vail Headquarters is the preferred spot for locals to come in from the dusty trails. And, of course, Temecula is known for its wealth of award-winning wineries and vineyards, which are only a few miles east of Vail Ranch and easily accessible via Temecula Parkway.

Through hikes and neighborhood walks
Hikers and campers are lucky with their proximity to scenic places. "Temecula Parkway is also the 79, which is a freeway that takes you to the mountains out by Julian," says Pires. But if looking to stay local, the neighborhood offers several parks within walking distance. Playgrounds are offered at every park in the neighborhood, as are spaces for picnics. Redhawk Community Park sits just west of Vail Ranch and is a great space for picnics and neighborhood barbecues with its pavilions. Local dog owners also head there to let their pets meet up at an off-leash dog area. Redhawk Golf Club also forms most of the neighborhood's southern parts, offering public play and lessons year-round.

From the hills to headquarters
While Vail Ranch is fairly walkable, owning a car is recommended to reach grocery stores and other locations along Temecula Parkway. A bus route does pass through the neighborhood's western half on Vail Ranch and Redhawk Parkways.
Locals and visitors can get around using the RTA bus routes.
