Originally inhabited by the Temecula Indians, today, the area is a thriving community that offers fine suburban living. “Temecula is a popular and convenient location within the Inland Empire region,” says Pam Xu, Realtor and broker at Sunpride Realty with 10 years of experience. “There are golf courses, vineyards and orchards all around, and homebuyers move to Wolf Creek for the good school ratings, the easy commute and the leisurely lifestyle.”

The housing market in Wolf Creek is somewhat competitive, and the neighborhood has seen a 7% increase in home prices within the last year. The area is largely developed by notable builders such as Standard Pacific, Woodside and William Lyons. Built between the 2000s and the 2010s, most residences have Homeowners Associations (HOA) and are single-family properties ranging from 2,000 to 6,000 square feet. A four-bedroom house of around 2,500 square feet can list for about $700,000, and a five-bedroom residence that’s over 3,000 square feet is priced around $900,000. Common housing styles include Tuscan, Mediterranean and Spanish Revival architecture. “Ranch-style homes that were built 20 years ago had larger lot sizes, whereas more recent developments have smaller yard space and properties are closer together. However, this is still considered a low-density area,” adds Xu.

The Wolf Creek neighborhood is part of the Temecula Valley Unified School District which hosts more than 29,000 students in 33 different schools. The Riverside Transit Authority offers bus routes throughout Temecula and the surrounding county of Riverside. However, the area does not have widespread bus stops and remains car-dependent. Wolf Creek is known as a “commuter’s neighborhood” as many residents take advantage of the area’s proximity to highways and drive to San Diego, which is approximately 60 miles, for work. For flights and trips abroad, the Ontario International Airport is about 55 miles to the north via Interstate 15.
