Homes set within gated canyons
Trilogy Parkway, the main road, winds through a hilly landscape lined with willows and palms, passing through acres of green belts and sometimes offering sweeping views of the Temescal Valley. Gated subdivisions like Modjeska, Corral, Saddleback, Nobel and Coldwater are named for area canyons and set against a backdrop of the Santa Ana Mountains. The community's homes date to the early 2000s, but despite their age, their regional affordability amid Southern California's warm weather and natural surroundings makes them a hot commodity. “Homes here are half the price of what you can get in Orange County,” says real estate agent Thomas Morrow from Trilogy Residential, a long-time local.Most single-family homes here are either ranch-style or two-story new traditional with Spanish-style details like stucco exteriors and barrel-tile roofs. These two-to-three-bedroom houses have between about 1,300 and 2,250 square feet of living space, and prices range from $550,000 to $750,000, depending on their size, views and proximity to the golf course. The largest estates here line Hunt and Lawson roads, set on lots of about 5 acres and ranging from $1.2 to $1.5 million. Free-standing two-bedroom condos cost between $500,000 and $550,000.
Luxury common areas and the Cleveland National Forest
Trilogy has three luxurious common areas. At the center of the community, the Pacific Crest Lodge includes a billiard parlor, as well as a Center for Higher Learning where residents can join classes in subjects like digital photography, arts and crafts and cooking. The Blue Water Sports Club’s long list of features includes an aerobics room, indoor running track and both indoor and outdoor junior Olympic-sized pools, while the small Lake Center offers event rooms where residents can host parties.The short Monsoor Trail begins in the community's Montecito Ranch Park. Just west, the Cleveland National Forest spans over 450,000 acres and includes miles of its own trails.
Temescal Canyon Road leads to major routes and freeways
The community's major artery, Temescal Canyon Road, leads 2 miles north to Interstate 15. The 15, as it's known in Southern California, leads about 9 miles north to State Route 91; 91 ultimately leads north to Route 60 and Interstate 10, and south to Interstate 5 and Interstate 405. From Trilogy, Irvine is about 40 miles southwest, and Los Angeles is about 58 miles northwest. Most Trilogy residents get around by car, although the community has sidewalk-lined streets, as well as hiking and biking trails. Canyons Grill is set within the Glen Ivy Golf Club, a lunch bistro with salads, sandwiches and a full-service bar. At the far eastern end of Trilogy, between Temescal Canyon Road and Interstate 15, Tom's Farms is a shopping and dining complex that includes a grocery and general store, a wine and cheese shop, and the casual Old Fashioned Hamburgers. Crossings at Corona shopping center is about 4 miles north, with Target, BevMo! and a Regal Edwards movie theater, and about 5 miles north, the open-air Shops at Dos Lagos shopping plaza is anchored by a Trader Joe's.The nearby mountains and forest pose a fire risk
Trilogy’s location at the base of the Santa Ana Mountains and Cleveland National Forest poses an elevated risk for wildfires, particularly during the dry summer and early autumn seasons. As recently as September 2024, the Airport Fire in Orange County was spreading northeast toward the Temescal Valley, about 40 miles from Trilogy; wildfires like these generally affect air quality and can threaten homes. The Temescal Fire Station is set just east of the community along Temescal Canyon Road, and responds to fire emergencies in Trilogy and nearby areas.
