Residential neighborhood east of Downtown Temple
East Downs District sits east of Downtown Temple, on the edge of the developed city. “With the way the area is growing, it doesn't feel as small or boring as it used to,” says Realtor Tevin Jones, who has 2 years of experience in the area and works with Vista Real Estate. “I’d say it’s somewhere between a small town and a big city.” East Downs District is primarily residential, with three businesses sitting near the perimeter. There is one park inside the neighborhood, but there are several green spaces operated by the city within a mile of the district.
Modest homes and some new construction
The neighborhood is laid out in a grid pattern, filled mainly with bungalows and ranch-style homes. Bungalows tend to be older, built between the early 1900s and the 1940s. Ranch-style homes will be newer, built between the late 1990s and 2023. Prices for both styles can range from $145,000 to $239,000. The majority of homes were built before 2000, but newer construction in the form of duplexes can be found scattered throughout. Sidewalks line sections of East Downs District, but most of the area does not contain walking paths. Leafy trees cover the streets and properties. Some homes have paved driveways and attached garages, but other homes only have gravel driveways. If there are attached garages, they are usually for one car. Backyard fences are found throughout, with some homeowners choosing to enclose all their land behind a fence.
