Pickup trucks still stop for freight trains in The Avenues, a neighborhood approximately 2 miles from the heart of Downtown Terre Haute. Homes here date back over 100 years and were built during a time when the iron and steel industries drove this city’s economy. Today, it’s more common for locals to work at Union Hospital, which is less than a mile away. The occasional barbeque joint or used-tire shop can be found along these residential streets, but it also doesn’t take long to drive up Lafayette Avenue to reach Twelve Points, a commercial district in the midst of nonprofit-driven revitalization efforts. Here, residents can look forward to community events like First Fridays, the annual Twelve Points Car Show in Collett Park, or they can try one of the restaurants in the brand-new Public Market. Cy Marlow, a Realtor who’s amassed three decades of experience in Terre Haute says, ”I’ve worked with multiple generations, grandparents, parents and their children,” and also highlights the Boys and Girls Club, another community organization that’s breathed new life into the city. Here, neighborhood kids attend after-school and summer programs, and volunteers help with everything from administrative support to tutoring. Marlow says there’s a lot to look forward to in Terre Haute’s future; much of that activity will border The Avenues.
Homes dating back to the late 19th and early 20th centuries
It’s rare to find homes built after 1940 in The Avenues, and some properties even date back to the late 19th century. There’s a mix of bungalows, Foursquares, and quaint cottages on gridded streets. Prices start around $30,000 for investment properties but can reach upwards of $150,000 for homes with recent upgrades. Some single-family homes have been converted into duplexes, and cars park in detached garages. Lots are compact, just over 5,000 square feet, and sidewalks are shaded by trees planted during the early days of the neighborhood. It’s common to see kids riding their bikes or shooting hoops on quiet streets. The CAP Index Crime Score here is a 6 out of 10, two points higher than the national average of 4.

Hospital staff, patients and locals sit side-by-side at Oy Vey
Oy Vey Jewish Bakery and Delicatessen has welcomed a steady stream of regulars since it first opened in 2011. “There are people who have been coming in since the day we opened, even since the day we started painting the windows,” says the restaurant owner, referred to as Rabbi. She highlights popular menu items like the za’atar chicken and falafel. Patrons include a mix of Union Hospital employees and Terre Haute locals; “We have one couple that met here and were just married. We’ve grown with the families,” adds Rabbi. Families of patients will often pick up chicken noodle soup to bring over to Union Hospital across the street. Also within the neighborhood is Butta’s Better BBQ, known for its pork sandwiches, collard greens and mac and cheese; the restaurant’s food truck also makes regular appearances at community events. There’s an assortment of fast food options along Wabash Avenue—McDonald’s, Starbucks, Wendy’s—and residents can shop for groceries at the nearby Kroger.

The National Road Heritage Trail and freshly planted trees
Terre Haute has an expanding parks and trail system. “There’s one (The National Road Heritage Trail) that goes from Rose-Hulman almost to the river,” says Marlow, adding, “It has resting spots, and if you overdo it, you can sit down and rest a little bit before finishing.” Part of the trail, which is nearly 7 miles in length, passes through The Avenues. The neighborhood is also home to Spencer F. Ballpark, where residents came together to plant 100 in the fall of 2023, and Herz-Rose Park, which has a basketball court and small playground.
