Union Hospital, home to its very own surgery robot and medical education opportunities for Indiana State University students, is one of Terre Haute’s largest employers. The surrounding streets—which branch off in a grid-like pattern from the hospital’s emergency room—are lined with tightly packed homes built decades before the discovery of antibiotics or DNA sequencing. It’s common for residents to work at the hospital as nurses or support staff, and some even commute on foot. Also within walking distance is Collett Park, which hosts events like Old Fashion Day and the 12 Points Car Show. According to LJ Michaels Inc. founder and long-time Realtor Cy Marlow, who’s worked with multiple generations of Terre Haute families, Union Hospital has contributed to the city’s ever-changing economy. That, as well as the emergence of nonprofit organizations like the 12 Points Revitalization Initiative and a brand new administration. “Mayor Brandon Sakbun is usually there supporting community activities,” says Marlow. “He was one of the youngest mayors elected at 27, and he has a lot of vision and a lot of new things he wants to do for the city.” Anchored by medical innovation and educational opportunities, Terre Haute’s Union Hospital neighborhood is on the precipice of change.

Pre-World War I homes sit shoulder-to-shoulder
Most homes on the quiet streets surrounding Union Hospital date back prior to 1920, and styles are reflective of the pre-World War I era: there are bungalows, Foursquares and modest cottages with brick or wood-paneled exteriors. Small front porches are decorated with potted plants and American flags, and some multi-story homes are divided into rental units. Investment properties, which typically require intensive internal renovations, can sell for less than $50,000, whereas recently renovated properties tend to hover between $100,000 and $150,000. Lot sizes average just over 6,000 square feet, and cars park in the street underneath century-old trees or in detached garages. The neighborhood’s CAP Index Crime Score is a 5 out of 10, slightly higher than the national average of 4.

All-day breakfast at Oy Vey and old-school Italian
Located off Lafayette Avenue is Oy Vey, a Kosher bakery and restaurant that serves breakfast all day. It also has extensive vegan and vegetarian options; there are falafel platters, avocado toasts and Boureka served from a homey interior. Marlow also recommends checking out the food scene Downtown. “I like to go to Bar Boscos. It’s an Italian-type restaurant, and they make their own pastas and desserts from scratch,” he says. Kilie Smith, Assistant Superintendent at the city’s Parks and Recreation Department, is also a fan of Boscos. “It’s in a converted historic building,” she says, making sure to highlight other restaurants like Saratoga, which dates back to the early 1940s. There’s a Dollar General just outside Union Hospital for household necessities, and residents can shop for groceries at the Kroger off Wabash Avenue or drive up Lafayette Avenue to reach the Kroger near Plaza North.

ISU athletics and Downtown museums
The influence of Indiana State University, home to just over 8,300 students, is also keenly felt in Terre Haute’s Union Hospital neighborhood. “Of course, ISU is where Larry Bird played. It’s very nice that we now get to honor someone who has worked so hard, and he’s always been pro-community,” says Marlow, adding, “He’s been a great presence in the city.” Residents can watch the Sycamores play against other Division I basketball teams at the Hulman Center, which also serves as a performance venue, and there’s the Larry Bird Museum closer to Terre Haute’s Downtown. “He was present when they opened it,” notes Marlow. Other destinations, most of them less than 2 miles from Union Hospital, include Swope Art Museum, where admission is free, and the Children’s Museum, where hands-on exhibits feature everything from Magna-Tiles to butterflies.

Collett Park spans over 20 acres at Union Hospital’s northernmost border. It hosts community events like the 12 Points Car Show—part of revitalization efforts in the nearby arts district—and Old Fashion Day in the fall. It’s also known for its playground, paved walking trails and horseshoe courts. Maple Avenue Nature Park, a popular destination for local cyclists and licensed fishermen, is a few blocks away. Farther south, Marlow makes sure to mention Fairbanks Park. “They have a lot of river events, and they’re also having a hot air balloon event in September run by a community organization.” Along with colorful hot air balloons, it includes live music, a “Kid’s Zone” with face painting and plenty of food trucks.
