Large master-planned community near Miami
The Hammocks is a large master-planned community of almost 18,000 homes in Miami's West Kendall. The suburb is beautifully landscaped, with mature oaks, palms and poincianas shading sidewalk-lined streets. Many houses are set on spacious lakeside lots, and each subdivision is within walking distance of a park or a clubhouse. According to resident Marcus Barrios, the broker and owner of Barrios and Associates Realty, the big draw to the community is its wide variety of homes. "There are condos, townhouses and everything from starter homes to forever homes. Lots of pool homes, too," he says. Nearby shopping and proximity to downtown Miami, less than 25 miles away, add to its appeal.
Five decades of Spanish Revivals
Development here began in the late 1980s and was completed around 2017, though there are a few lots for sale where new homes can be constructed. All properties display the hallmarks of Spanish Revival architecture, including stucco siding and terracotta barrel-roof tiles. Median prices in The Hammocks are $500,000 for townhouses and $685,000 for single-family homes. Large pool homes can run into the low millions. Condos typically range from the low $200,000s to $350,000. HOA fees are mandatory and depend on the location and size of the property.
Well-rated school district
Miami-Dade County Public Schools serves the area and receives an overall A-minus rating on Niche. The neighborhood has three well-rated schools: Christina M. Eve Elementary, Hammocks Middle and Felix Varela Senior High. The high school is a magnet for students interested in its global studies, veterinary science, artificial intelligence and iPrep programs.
Community parks and celebrations
The Hammocks features several parks, including Hammocks Community Park, which is the largest green space in the community. It has ballfields and athletic courts and is often used by youth sports leagues. Wild Lime Park is another recreational hotspot with soccer fields, tennis courts and a community pool. Four-legged friends can run free at Bark Park, which has separate runs for large and small dogs.
Biking trails wrap around each lake in The Hammocks and provide direct routes to the community's many lakeside artificial beaches. Barrios says these sandy spots are prime seating for picnics and the Fourth of July Firework Celebration, which is sponsored by the homeowners association.
Shopping nearby at Hammocks Town Center
Kendall Drive runs along the community's north side with a few big-box stores like Walmart and Home Depot, as well as chain restaurants. Hammocks Town Center features a Publix and several local restaurants. The plaza is also home to Kendall Ice Arena, with two ice-skating rinks.
Less than 25 miles from downtown Miami
The Hammocks is about 5 miles west of Florida's Turnpike. Residents have immediate access to three main roads – Krome Avenue, Lindgren Road and Kendall Drive – and the local hospital, West Kendall Baptist Hospital. The Hammocks is less than 25 miles from downtown Miami, and Miami International Airport is 20 miles away. The droning of airplanes can be heard on the neighborhood's south side, across the street from Miami Executive Airport.
