Central location and excellent schools highlight this north New Jersey neighborhood

The Hills, a planned community in Basking Ridge, is home to a network of subdivisions consisting of townhomes, condominiums and single-family houses. The neighborhood, along with its impressive properties, has an excellent school system that has been recognized by many. “The Hills has a strong sense of community and access to all you need within a few moments,” says Roseann O’Keefe, a broker associate with NextHome Premier, who has been selling real estate in the area for the last 15 years. “It has easy access to major highways, great restaurants and shopping. You can get to New York City and the Jersey Shore in an hour.”

From condominiums to sprawling new traditional homes

In the Hills, various developers built all of the subdivision’s homes between the 90s to the early 2000s. Home types range from 1-bedroom condominiums to sprawling 6-bedroom new traditional homes. Condominiums in the neighborhood typically sell for between $250,000 and $975,000. Townhomes sell for between $400,000 and $1.5 million. Single-family homes usually come in a new-traditional style and have been sold for between the mid $800,000s and $1.9 million. “It’s very desirable,” says Kimberly Kelly, a Realtor with eXp Realty. “Plenty of buyers want to be in that community.” While most subdivision streets have sidewalks, due to the spacious nature of the neighborhood, most residents use cars to get from place to place. As for crime, the CAP Index gave the neighborhood a Crime Score of 2 out of 10, well below the national average.
