Housing options in Coachella's Thermal community

Thermal has large tracts of pastures, farms and undeveloped lots, with pockets of homes scattered across the landscape. Ranch-style homes from the 1970s, many with Spanish or midcentury modern influences, can sell from $300,000 to $800,000. Yards are fenced in and range from a few thousand square feet to several acres, giving room for landscaping. Manufactured and mobile homes are around $100,000 to $150,000. The Thermal Club is a high-end community with amenities ranging from racetracks to sports facilities to salon services. Contemporary villas start around $1 million and can reach around $9 million. Homes in this community require six-figure membership initiation dues as well as monthly HOA fees.

Equestrian venues, country clubs and nature trails surround Thermal

Equestrian facilities are very popular in Thermal. Residents can play polo at Rancho Polo Equestrian Center, or go see horse shows at Desert International Horse Park. MTN Equine has riding lessons and horse care education programs. Country clubs such as the Madison Club also dot the area, and members can go racing at The Thermal Club. Bagdouma and Dateland parks, green spaces within the community, have sports amenities and play areas. Hikers can explore the 13-mile Boo Hoff Trail.

Shopping and dining options in Coachella, Indio and La Quinta

Thermal itself is pretty rural, so residents have to drive to get weekly errands done. “People go to Coachella for shopping and dining,” Harvey says. Jackson Square, located several less than 10 miles north, has a Walmart Neighborhood Market, service shops and many franchise fast food places. Mariscos El Capitan has live entertainment and casual Mexican fare, and TKB Bakery & Deli is a casual sandwich shop with burgers and baked goods. Additional dining and shopping options, including Target, Trader Joe’s and El Super, are in La Quinta and Indio.

Public schools in Coachella Valley Unified School District

Students are served by Coachella Valley Unified School District. Prospective schools include John Kelley Elementary, Las Palmitas Elementary School and Toro Canyon Middle School, all of which have a C-minus grade from Niche. Desert Mirage High School gets a C-plus, offering career academies in aviation, health sciences, arts and entertainment, engineering and architecture.

Indio, less than 10 miles north, hosts many popular festivals, including iconic music events like Coachella and the Stagecoach Festival. The Riverside County Fair & National Date Festival features food, live music, produce competitions and livestock shows.

Getting around the Coachella Valley

California state routes 86 and 111 pass through Thermal, and Jacqueline Cochran Regional Airport is in the community. Some residents living in east Coachella Valley often fly into this airport on their private jets. Palm Springs International Airport is about 30 miles northwest, and John F. Kennedy Memorial Hospital is about 10 miles away. Residents can take Interstate 10 for access to San Bernardino, and Route 111 runs throughout the Coachella Valley region.
