On the southeastern edge of Chester County, Thornbury Township is an area full of large homes on spacious lots near Cheyney University of Pennsylvania and highly rated public schools. “Thornbury is a tiny little blip on the map,” says Alison Maguire, the co-owner of the Moore Maguire Real Estate Group of Keller Williams Realty. “It’s like an older, turn-of-the-century town and mostly residential. It has closer proximity to Delaware County and some major routes like Route 1, which takes you down towards the city, the airport or just more densely populated areas.” Residents can take short trips to busier areas like West Chester or Concord Township to find restaurants and shops, but they return to a quiet place filled with tall trees and spacious homes.

Grand Colonial Revivals to smaller townhouses
Maguire highlights that the township is full of homes, but there’s still a forested atmosphere. “There are a lot more newer-home communities that were built there in the past 50 years versus some of these other places that have been built up more in the midcentury type of style,” Maguire says. “Thornbury is more newer single-family homes from the past 20 to 30 years with bigger lots.” Grand Colonial Revivals and New Traditional homes on sprawling acres have sold for about $900,000 to $1.5 million. Homes with less square footage and townhouses like those in Brandywine at Thornbury range from about $500,000 to $900,000. Any home that sells for less than $500,000 may need renovations. Most residents live in communities that are managed by HOAs. The Preserve at Squire Cheyney Farm Community, for example, requires a $750 capital contribution fee and nearly $200 in monthly fees.

Close to shopping and less than an hour from Philadelphia
U.S. Route 202, also known as Wilmington Pike, cuts through the township, leading drivers to West Chester and Concord Township. West Chester also has the Chester County Hospital, about 15 minutes from the township. “There’s really good access to getting downtown or going to the airport,” Maguire says. “If someone wants to be in that area and have a West Chester address but still have closer proximity to the city and airport, it’s a good place to live.” Driving the roughly 30 miles to Philadelphia takes about 50 minutes when using U.S. Route 322 to Interstate 95 or nearby U.S. Route 1. The Philadelphia International Airport is a little closer, about 25 miles away. There are places of worship around the area, and Meadowcroft Presbyterian Church, located near Cheyney University, hosts an annual Christmas party that’s open to the community.

Highly rated schools in the West Chester Area School District
Thornbury is a part of the West Chester Area School District, which earns an A from Niche. Some homes are zoned for Sarah W. Starkweather Elementary School, while others are zoned for Westtown-Thornbury Elementary School. Both feed into Stetson Middle School, and then Bayard Rustin High School. All four earn A ratings. Rustin High’s marching band does more than encourage the football team. The group hosts community shows and was one of five schools nationwide to perform at Chicago's Percy Grainger Wind Band Festival in 2025. Part of the Cheyney University of Pennsylvania campus is in Thornbury, and the university gets a C-minus.

Wandering around Goose Creek Park or historic sites nearby
The township has Goose Creek Park tucked behind the Salty Cow ice cream shop and the post office. Visitors can walk along the paved trail that loops around the wide-open field and past the playground sets and picnic pavilion. Part of the trail runs alongside Goose Creek. Squire Cheyney Farm Park is a popular spot to run or walk the nearly 2-mile paved trail, but it’s also a historic site. The land was owned by Squire Thomas Cheyney, a farmer who warned George Washington of a pending British attack during the American Revolution, and Cheyney’s home and barn are still standing in the park. History buffs can visit the nearby Sandy Hollow Heritage Park to walk the historic site of the Battle of Brandywine, tour the historic homes or attend annual events like Brews at the Battlefield in June. Some residents have homes that nearly share a backyard with Penn Oaks Golf Club, a private 18-hole course.

Visiting nearby staples like the Westtown Amish Market
The Westtown Village Shopping Center is located off Wilmington Pike, featuring destinations like the Westtown Amish Market. The market features about 14 vendors, including H&L Grill, a restaurant that sells famous hoagies and hosts pig roasts and chicken barbecue events from April through October. Osteria Ama is an Italian restaurant in the Commons of Thornbury that serves dinner. The Giant grocery store is near the Penn Oaks Golf Club. “There’s a lot of shopping right there on Route 1, so there’s a bunch of popular chain restaurants and stores there,” Maguire says. Concord Township has stores like Costco and Target.
