Townhouses and new traditionals with flat or gabled roofs
Craftsman-inspired townhouses and new traditional single-family homes were erected in rows in the early 2000s. A second and final wave of construction occurred around 2020. Some new traditionals are Prairie-inspired, with low-pitch roofs, while others have multiple gables and a combination of exterior materials, including panel siding and brick or stone accents. These one- to two-story homes are priced between $560,000 and $680,000. Meanwhile, townhouses cost between $385,000 and $450,000. The Riverdale Park Homeowners Association oversees the maintenance of shared spaces and trash pickup for single-family and townhouse communities. Although Riverdale Park is in the 27J Schools district, which offers choice enrollment, it is also zoned for schools in the district’s western region. Schools include West Ridge Elementary School, which Niche gives a B grade, and Quist Middle School, which earns a C-plus. Riverdale Ridge High School is the district’s newest high school and receives a B overall. The neighborhood is within a mile of the HCA HealthOne Northeast Emergency Room, which features a helipad for medical transports. Because of their proximity to the emergency room, some Riverdale Park residences may be impacted by noise from helicopters or emergency vehicles traveling along Holly Street and 128th Avenue. “It’s in a central location between the mountains, the foothills and the airport,” Robinson says. “If you like to travel or hike, it’s maybe 25 minutes and to the Denver International Airport, it’s also like 25 to 30 minutes roughly,” The airport is about 20 miles away via the toll road, Extension 470 and has over 220 flight options. The 136th Avenue runs west and east nearby and intersects Interstate 25, a city-wide thoroughfare that leads to downtown Denver, about 20 miles south. Denver’s public transportation provider, the Regional Transportation District (RTD), serves the community with bus stops on 128th Avenue and a light rail on the “N” line about 5 miles away at the Northglenn Station.Paved path tying Trail Winds Park and Open Space to neighborhood parks
Trail Winds Park and open space are connected to the neighborhood by a paved trail and sidewalks. The Park features a skate park, multipurpose fields and a recreation center with indoor pickleball courts and a lazy river. “[Riverdale Park is] nice for all kinds of lifestyles, and this neighborhood is especially great because it’s got so much open space around it wonderful for biking, rollerblading and walking your dogs,” says Erin Larkin, a broker associate with RE/MAX Alliance, who has about nine years of experience. The local park, which shares the neighborhood name, has a 9-hole disc golf course, a playground, and a loop trail with a segment that branches off and runs to Marshall Lake. Hilltop Village is a nearby shopping center with King Soopers, national fast food restaurants and the locally owned Doug’s Diner. Riverdale Park is within a 6-mile drive of the Denver Premium Outlets and the Orchard Town Center, an outdoor, tree-lined mall. Both retail areas have national brands, restaurants and bars. In the town center, the Windfall Brewing Company serves adult beverages and bar food during pinball games and regularly scheduled events, such as music bingo nights.
