Southview is an established Tigard neighborhood with access to nearby green spaces and the extensive Fanno Creek biking trail. Several Tigard shopping centers are scattered around the neighborhood, leaving residents with options when it comes to shopping and dining. “It has good access to Progress Ridge for shopping and the movie theater,” says Drew Coleman, a Realtor and the founder of Opt Real Estate, who has roughly 25 years of experience. “It’s not too far from Bridgeport,” he says, referring to the area’s largest mall. A highway and an interstate embrace the neighborhood on either side and lead north toward downtown Portland, about 12 miles away.

Townhouses, contemporary Craftsman and ranch-style homes in Southview
Towering conifers define the landscape of Southview, creating a park-like setting throughout the neighborhood. Ranch-style homes from the 1960s and 1970s, as well as Minimal Traditional homes from the 1980s, with thoughtfully landscaped backyards and extensive outdoor living spaces range from $400,000 to $800,000. New Traditional homes with multiple gables and Craftsman details were added beginning in the 1990s and as recently as 2025, fetching from $560,000 to $1.2 million. Some have monthly homeowners association fees that range from roughly $15 to $75. Townhouses, mostly built in the 1970s with three bedrooms, are clustered on the west side of the neighborhood. These homes go from $300,000 to $550,000.

Swimming, golfing and other outdoor recreation at nearby parks
At East Butte Heritage Park, looming pines surround a small playground, and paths sprinkled with blooming flowers lead to the historic John Tigard House, built by the city’s founding family. North of Southview, more than 30 acres of grassy and wooded wetlands comprise Fanno Creek Park, which ducks, Canada geese and beavers call home. The Fanno Creek Trail, which is more than 10 miles long, stretches from Tualatin through Tigard to Beaverton. “We ride our bikes around the Fanno Creek greenway often. That connects a big swath of Tigard and Beaverton,” Coleman says. “There’s a lot of walking and biking and parks every so often, but it never feels overcrowded.” South of the neighborhood, the Summerfield 55-plus community surrounds its namesake golf course. Golfers who aren’t residents of the community may still play the course for green fees of around $40. Swimmers can take laps in Tigard Swim Center’s 25-yard, six-lane, heated indoor pool. Daily admission rates also include swimming lessons and aerobic exercise classes.

Szechuan cuisine, and authentic Mexican food at traditional Irish pub
Several eateries surround a Safeway store just southwest of the neighborhood. Wu’s Open Kitchen specializes in Chinese Szechuan and Hunan cuisine, and elegant tablecloths and chandeliers in the dining room are separated from the hustle of the kitchen by a panoramic glass window. Nearby, J.B. O’Brien’s Irish Pub & Sports Bar has dark walls covered with drinking memorabilia. Bangers and mash, corned beef and cabbage, Irish stew and shepherd’s pie are all on the menu, as well as authentic Mexican plates; the chef and his wife come from south of the border. Trader Joe’s and a Grocery Outlet can be found nearby along Pacific Highway.

Community Experience for Career Exploration at Tigard High School
Children in Southview may begin their education at James Templeton Elementary School, which earns a B grade from Niche. They may continue their studies at A-minus-rated Twality Middle School before concluding their secondary education at Tigard High School, maintaining a B-plus. The high school offers an International Baccalaureate (IB) Diploma, as well as stand-alone IB courses that students can take to earn early college credit. The Community Experience for Career Education program, widely known as (CE)2, connects students with local internship opportunities and allows them to apply working hours toward graduation credit.

Southview is situated along Pacific Highway, near I-5 and TriMet rail
Pacific Highway runs along the west side of Southview, which has easy access to two other major thoroughfares. Interstate 5 is less than 4 miles from the neighborhood, and it connects residents to downtown Portland, about 12 miles away. The Beaverton-Tigard Highway is also nearby, though commuters can take the TriMet Westside Express Service (WES) commuter rail north to Beaverton, or south toward Tualatin and Wilsonville, from the Tigard Transit Center. TriMet buses stop along Pacific Highway and Southwest Hall Boulevard, on the east side of the neighborhood.
