Open range history with plenty of growth

The town of Timnath is booming. The population has exploded from 625 people in 2010 to nearly 6,500 in 2020, transforming the agriculture town into a hot spot of suburban development. “Timnath is growing fast,” says Matt Haskell, owner of URealty Inc. brokerage in Fort Collins. “It’s absolutely one of the two or three fastest-growing areas in Colorado, and it’s a really high-end kind of place, so it’s easy to see why people are heading out there.” The town is just east of Fort Collins in Larimer County. There is an ever-shrinking gap of open farmland between the rapidly expanding suburbs of Fort Collins and Timnath. The same is true on the southeastern side of town with the town of Windsor. The open range recalls the area’s agricultural beginnings, where sugar beets and alfalfa once flourished across wide fields. Today, Timnath’s landscape is increasingly dotted with new homes, shopping complexes and community parks.

Upscale homes with room to stretch out

Many of Timnath’s neighborhoods are new or recently expanded, including Timnath Ranch and Serratoga Falls, both known for single-family homes with larger yards and modern touches such as Craftsman-inspired facades and open layouts. Many neighborhoods highlight the area's emphasis on outdoor recreation, with Timnath Ranch featuring community parks and walking paths, while Serratoga Falls has scenic ponds and an extensive trail system. Harmony Club is a golf-course community where upscale residences line manicured fairways. “Harmony Club really sets the standard for all of Timnath,” says Haskell. “You can find some smaller homes, but for the most part, you’re looking at really large, really nice homes.” The median home price in Timnath is around $675,000, slightly above the median price in Fort Collins.

Fort Collins has plenty to offer, just miles away

Commercial growth along Harmony Road has resulted in new grocery stores and casual dining options. Walmart Supercenter meets many day-to-day needs and various chain eateries offer quick meals. Local options include Timnath Beerwerks, a craft brewery known for rotating taps and a laid-back atmosphere, which has become a community favorite. For broader retail or nightlife choices, residents typically drive to Fort Collins, where Old Town offers an eclectic array of restaurants, boutiques and breweries. “For most things outside of the necessities, you’re probably going to have to go to Fort Collins,” says Haskell. “But all you have to do is cross the interstate and you’re right there in Old Town.”

Local economy thrives along Harmony Road

Modern retail developments around Harmony Road now drive much of Timnath’s commercial activity, supported by new housing and an expanding population. Interstate 25 connects to Denver and beyond

Situated along Interstate 25, Timnath allows convenient travel to Fort Collins, Loveland and Denver – the latter of which is about 65 miles to the south. Greeley is just under 25 miles away. “You aren’t too far out from anything, but it still feels pretty secluded,” says Haskell. “Greeley is especially close, and that’s going to be the best town in Colorado before long.” Harmony Road stands as the town’s main commercial corridor, connecting subdivisions to major retailers and the interstate. Denver International Airport is roughly 60 miles from town.
